About The Position

Community Housing Partners is seeking a Property Manager I to take ownership of the day-to-day operations of a community while building strong relationships with residents, employees, vendors, and partners. This role is ideal for someone who enjoys responsibility, solving problems, developing a team, and seeing the direct impact of their work every day. As a Property Manager I, you’ll oversee the day-to-day performance of a single property or small portfolio and help ensure the community operates successfully.

Requirements

• High school diploma or equivalent required.
• Working knowledge of budgeting, rent collection, financial reporting, and expense management.
• Strong organizational, time-management, problem-solving, and conflict-resolution skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Strong leadership, collaboration, coaching, and delegation skills.
• Experience with property management systems such as Yardi, RentCafe, or similar software.
• Proficiency with Microsoft Office, including Excel, Word, Outlook, and Teams.
• Comfort using mobile applications for inspections, work orders, communication, and property operations.
• Ability to work with PDFs, scanning tools, electronic signatures, reporting systems, and digital workflows.

Nice To Haves

• Bachelor’s degree in business, real estate, property management, or a related field preferred; equivalent relevant experience may be considered.
• Property management, leasing, operations, customer service, administrative, or compliance experience preferred.
• Experience with affordable housing programs such as HUD, LIHTC, RD, or similar programs preferred.
• Knowledge of Fair Housing requirements preferred.
• CAM, CPM, Fair Housing, or similar industry certifications are beneficial but not required.

Responsibilities

• Lead daily property operations, including leasing, resident services, rent collection, maintenance coordination, and administrative functions.
• Maintain strong occupancy with a goal of 97% or greater while minimizing vacancy loss.
• Coordinate timely unit turns and support unit readiness within 10 days or less.
• Conduct property and unit inspections and ensure property condition standards are maintained.
• Monitor rent collections, income, expenses, and overall financial performance.
• Collect, post, track, and reconcile resident payments accurately.
• Manage property budgets with appropriate guidance and maintain accurate financial records.
• Complete required financial reports and documentation accurately and on time.
• Maintain compliance with applicable affordable housing programs, including LIHTC, HUD, RD, and Fair Housing requirements.
• Complete resident certifications and recertifications accurately and within required timelines.
• Maintain organized and accurate compliance files and documentation.
• Support audits, regulatory reviews, agency inspections, and monitoring processes.
• Supervise on-site employees and coordinate daily work activities.
• Support hiring, onboarding, training, coaching, and development of property staff.
• Establish clear expectations and maintain team accountability.
• Coordinate with maintenance staff to prioritize work orders, preventative maintenance, inspections, and unit turns.
• Address resident questions, concerns, complaints, and conflicts promptly and professionally.
• Maintain productive relationships with residents, vendors, community partners, regulatory agencies, and internal teams.
