Pricing and Procurement Manager

Roofstock•Dallas, TX
•Onsite

About The Position

The Pricing and Procurement Manager owns Roofstock’s pricing for construction, maintenance, and turnover work. This high-visibility role is responsible for the end-to-end price book, including market-specific line-item pricing, flat rates for in-house technician work, and labor rates for non-flat-rate work. The manager benchmarks prices against comparable operators and local markets, moves prices toward fair market value while considering vendor capacity, and negotiates national supplier agreements to reduce material and equipment costs. The role partners with Vendor Programs, Construction, R&M, Finance, Product, and BI to improve price coverage, monitor adherence, and automate pricing upkeep with data, dashboards, and AI workflows. Its work directly affects customer retention and owner NOI. The position is based in Dallas, Texas, and requires up to 15% travel for market visits, supplier meetings, and vendor councils.

Requirements

  • At least 5 years of experience in pricing, procurement, strategic sourcing, or cost estimating.
  • Experience building or owning a price book, unit-cost database, or rate card and keeping it current.
  • Strong analytical skills, including the ability to model pricing scenarios, margin, and volume trade-offs in spreadsheets and BI tools.
  • Track record negotiating national or multi-region supplier agreements, including rebate and discount structures.
  • Clear communication skills, including the ability to explain prices to vendors, customers, and executives and hold the line when needed.
  • Bias toward building systems rather than performing work manually.
  • Comfort working in a fast-moving environment with substantial ownership and few handoffs.
  • Bachelor’s degree in business, construction management, supply chain, or finance, or equivalent experience.
  • Must be authorized to work in the U.S.; the employer is unable to sponsor H-1B visas.
  • Successful completion of a background investigation is a condition of any employment offer.

Nice To Haves

  • Experience in residential construction, property management, home services, or facilities.
  • Familiarity with Sigma, SQL, or similar BI tools.
  • Experience using AI or automation to scale analytical work.

Responsibilities

  • Own construction, maintenance, and turnover line-item pricing across every market and maintain the price book on a defined review cycle.
  • Set standards for how prices are built, changed, approved, and published.
  • Build a repeatable program comparing line-item prices with those paid by similar operators and with local market rates; use the results to move prices toward fair market value while accounting for vendor capacity.
  • Expand line-item and flat-rate pricing so more work orders are priced in advance rather than billed hourly or bid individually.
  • Lead the national flat-rate rollout cycle.
  • Source and negotiate national supplier agreements for materials, appliances, flooring, paint, HVAC equipment, and similar categories.
  • Set supplier terms for contractors to follow in the vendor playbook and secure rebates and discounts that benefit owners, vendors, and Roofstock.
  • Monitor invoices, change orders, and estimates against the price book; identify off-book payments, diagnose root causes, and address issues through pricing, scope, or process changes.
  • Partner with Product and BI to build data, dashboards, and AI workflows that maintain current prices, flag outliers, and automatically price new scopes.
  • Travel for market visits, supplier meetings, and vendor councils, up to 15%.
