Stanley Martin Homes is seeking a Neighborhood Sales Manager (NSM) to develop and implement sales strategies that meet or exceed sales objectives. The NSM builds and maintains relationships with prospective homebuyers, guides clients through the sales process, and works with the Neighborhood Construction Manager and New Home Consultants to deliver a strong homebuyer experience. The role also involves monitoring market trends and competitors, maintaining accurate point-of-sale and marketing materials, tracking sales activity in CRM software, addressing customer concerns, and promoting First Heritage Mortgage as the lender of choice. The ideal candidate is organized, detail-oriented, effective at completing work on time, and comfortable in a fast-paced environment while maintaining a positive attitude and a minimum capture rate of 80%. Strong negotiation, problem-solving, communication, listening, and relationship-building skills are important, as is complete data tracking. Candidates must have at least three years of new home sales experience with a production builder, be available to work weekends, and be willing to collaborate in a team environment. Compensation combines base salary, sales commissions, and performance-based bonuses. During the first 60 days of training and onboarding, the annualized base salary is $40,000; afterward, it adjusts to $25,000. Expected annual total compensation is $150,000 to $250,000, with top performers potentially earning $300,000 or more. Actual compensation varies based on performance, market conditions, neighborhood assignment, and other factors.
