About The Position

CORY is hiring a Multi-Site Property Manager for a well-established multifamily property management organization with more than 25 years of industry leadership. The role is intended for a leader who treats properties like their own business, delivers an exceptional resident experience, and develops high-performing on-site teams. The candidate must be based in Ames, Iowa. The manager oversees the financial performance and operations of multiple properties, including occupancy, renewals, net operating income, pricing, and marketing. The role partners with maintenance teams and vendors to ensure properties are inspected, services are delivered promptly and to a high standard, and compliance requirements are met. The manager also hires, trains, and coaches on-site employees and identifies operational efficiencies while maintaining property quality and resident experience. The position offers a salary of $80,000–$90,000, depending on experience, plus a bonus, a full benefits package, and an opportunity for advancement.

Requirements

Must be based in Ames, Iowa.
2–5 years of student housing management experience.
Strong budgeting, financial analysis, and leasing experience.
Be a data-driven, results-oriented leader who thrives in a fast-paced, multi-site environment.

Experience overseeing 500 or more beds.

Responsibilities

Own the financial performance of multiple properties and meet occupancy, renewal, and NOI goals.
Provide accurate, timely reporting to regional leadership.
Execute pricing and marketing strategies based on market trends and competitive positioning.
Conduct regular property and unit inspections.
Partner with maintenance teams and vendors to ensure prompt, high-quality service and compliance.
Hire, train, and coach on-site teams, fostering accountability, empowerment, and recognition.
Identify operational efficiencies without sacrificing quality or resident experience.
