About The Position

Perennial Properties is hiring a Make Ready Technician to prepare vacant apartments for new residents. The technician ensures each unit meets standards for cleanliness, functionality, and presentation, completing turnover work on schedule and confirming units are ready for occupancy. The role includes hands-on maintenance and repair, deep cleaning, occasional service requests, and support for grounds and curb appeal. The technician may travel between properties in Atlanta to support make-ready needs.

Requirements

• High school diploma or equivalent.
• Hands-on skills in painting, cleaning, and general repairs.
• Strong troubleshooting skills and good judgment.
• Clear, professional communication with residents, teammates, and vendors.
• Basic comfort with work order systems and email.
• Valid driver’s license and reliable transportation.
• Ability to lift up to 50 pounds, stand for long periods, bend, kneel, and climb ladders.

Nice To Haves

• Experience in apartment maintenance, construction, or a related trade.
• HVAC, EPA, or other trade certifications.

Responsibilities

• Complete make-ready tasks on vacant units within set timelines.
• Paint, patch, caulk, and touch up units to restore them to move-in condition.
• Install, repair, or replace flooring, carpet, tile, baseboards, and trim.
• Diagnose and perform minor electrical, plumbing, HVAC, carpentry, and appliance repairs.
• Replace fixtures, outlets, switches, faucets, toilets, and hardware.
• Confirm appliances and safety devices, including smoke and carbon monoxide detectors, are working.
• Deep clean kitchens, bathrooms, windows, and cabinets, and remove debris left by prior residents.
• Conduct final walk-throughs to confirm each unit is ready for occupancy.
• Coordinate with the Service Manager, Community Director, and vendors to keep unit turns on schedule.
• Respond to occasional service requests and assist with grounds and curb appeal as needed.
