About The Position

The Make Ready Technician performs a wide variety of repairs to ensure apartment homes meet standards for new resident move-ins. The role is based at Riata and is full-time, Monday through Friday, from 9 AM to 6 PM. The initial pay range is $19.00–$22.00 per hour, depending on location and experience; eligible team members receive monthly bonuses.

The technician inspects apartments for damage and completes repairs and work orders as needed. Work may include plumbing, electrical, painting, surface preparation and treatment, doors and locks, caulking, plastering, and other general maintenance. The role also involves calculating materials and estimating costs. Requirements

• Experience in residential, commercial, retail, or apartment rehabilitation/turns is required.

Responsibilities

• Inspect apartments for damage and perform necessary repairs before resident move-ins.
• Repair or replace plumbing, sink, shower, and toilet fixtures.
• Repair or replace electrical fixtures and switches.
• Prime, paint, and seal surfaces, including wood or metal.
• Replace doors, doorknobs, and lock systems.
• Caulk, plaster, and fill cracks, holes, or joints.
• Wash and treat surfaces.
• Remove mildew.
• Sand surfaces and adhere finishes.
• Complete various work orders as needed.
• Calculate required materials and estimate costs.
