About The Position

The Make Ready Technician works as part of the maintenance team to maintain the physical integrity of The Quarry community. The position assists with preparing apartments for market, keeping common areas and dog park amenities clean, operational, and safe, and completing scheduled basic maintenance and make-ready repairs. The technician may occasionally participate in the on-call rotation to provide 24-hour emergency services to residents. The role requires at least 40 hours per week, with a weekly schedule that may change as required, and occasional on-call emergencies and weekend work. Outdoor work is required year-round. Pay is $20.00–$23.00 per hour.

Requirements

• At least one year of experience in apartment maintenance, or equivalent education and/or demonstration of skill.
• Minimum score of 70% on the maintenance technician test in Electrical, Plumbing, Make Ready, and Grounds.
• Valid driver’s license, automobile insurance, and reliable transportation.
• Working smartphone suitable for use with various software applications.
• Must meet all physical requirements of the position; lifting is required, and weights exceeding 50 pounds must be lifted and carried with assistance from one or more people.
• Available to work at least 40 hours per week; the weekly schedule may change as required.
• Able to work occasional on-call emergencies and weekends.
• Enjoy outdoor work year-round.

Nice To Haves

• EPA Type II certification or higher.
• Pool maintenance certification.

Responsibilities

• Assist in preparing market-ready apartments.
• Remove abandoned furniture, trash, and appliances as needed.
• Maintain common areas and dog park amenities so they remain clean, operational, and safe.
• Clean and maintain the pool as directed if certified for pool maintenance.
• Perform basic maintenance as scheduled.
• Check and replace exterior lighting regularly.
• Know the locations of utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
• Paint office areas, the outer lobby, laundry room, restrooms, fitness center, pool rails, buildings, and breezeways; carry paint buckets from storage as needed.
• Change locks and make keys when directed.
• Distribute resident communications, including notices about upcoming events, pest control, and newsletters.
• Ensure make-ready repairs and services are completed correctly and on schedule.
• Perform additional duties as assigned.
• Occasionally participate in the on-call rotation and provide emergency services to residents.
• Work occasional weekends and outdoors year-round.
