About The Position

Portico is hiring a Make Ready Technician for The Woodlands apartment community in Tyler, Texas. The technician prepares vacant apartments for incoming residents by completing maintenance repairs, installations, cleaning support, and inspections. The role supports the maintenance team in completing apartment turns efficiently, maintaining community standards, and meeting resident satisfaction goals. Experience in apartment maintenance, groundskeeping, janitorial services, facilities maintenance, or a related field is preferred.

The position also involves maintaining the grounds and common areas, assisting with pool and amenity upkeep, managing supplies and equipment, following safety and access procedures, and supporting residents and the on-site team. Work takes place indoors and outdoors in varying weather conditions, with possible exposure to chemicals, dust, fumes, mechanical equipment, and occasional electrical hazards. Evening, weekend, on-call, overtime, and travel requirements may apply. A satisfactory drug test and background check are conditions of employment.

Requirements

• At least 6 months of experience in apartment maintenance, janitorial services, groundskeeping, facilities maintenance, or a related field is preferred.
• High school diploma or GED is preferred, or equivalent experience.
• Knowledge of maintenance tools, equipment, and repair techniques.
• Ability to read and follow work orders, instructions, and safety procedures.
• Strong attention to detail and time-management skills.
• Customer-service mindset and professional communication skills.
• Ability to work independently and as part of a team.
• Valid driver’s license and proof of insurance required.
• Ability to stand and walk for extended periods; climb stairs and ladders; bend, stoop, kneel, crouch, and reach; lift, carry, push, or pull up to 50 pounds; and perform repetitive hand and wrist movements.
• Satisfactory drug test and background check required as a condition of employment.

Responsibilities

• Prepare vacant apartments for move-in by completing make-ready work and unit turns.
• Perform basic to intermediate plumbing, HVAC, electrical, carpentry, painting, and masonry repairs.
• Install and replace appliances, including refrigerators, ranges, ovens, microwaves, washers, and dryers.
• Install ceiling fans, light fixtures, shelving, hardware, and window treatments.
• Assist with renovation and capital improvement projects as assigned.
• Complete work orders and service requests accurately and within required timeframes.
• Remove trash, debris, pet waste, and litter from exterior grounds.
• Sweep and clean sidewalks, breezeways, stairwells, and pathways; pressure wash buildings, sidewalks, and common areas as needed.
• Clean windows, outdoor furniture, and common-area surfaces.
• Assist with trash collection, compactor management, and recycling.
• Perform minor repairs, including changing light bulbs and air filters and making keys.
• Assist with pool and spa cleaning and daily maintenance; support chemical treatments under supervision.
• Keep pool furniture and amenity areas clean, safe, and properly arranged.
• Maintain an organized and safe maintenance shop; monitor and restock supplies, tools, and equipment.
• Follow OSHA requirements, company safety policies, emergency procedures, and key control and access procedures.
• Participate in safety meetings and risk management programs and promptly report accidents, incidents, and property damage.
• Attend daily maintenance meetings and weekly community meetings.
• Communicate professionally with residents, vendors, contractors, and team members; provide customer service and timely follow-up.
• Support resident retention activities and community events.
• Collaborate with on-site staff, corporate teams, and vendors.
