About The Position

Responsible for day-to-day service needs related to the physical condition, appearance, and operational efficiency of the property. The technician helps maintain a safe and attractive living environment, delivers high-quality service, and supports resident satisfaction by completing service requests promptly and accurately. The role performs routine, preventive, scheduled, and emergency repairs and general upkeep throughout the community, maintains equipment and records, and participates in apartment turnovers, including repairing, renovating, painting, and cleaning vacant apartments. The technician keeps community spaces and grounds safe, tidy, and free of trash, debris, and animal waste; prepares dumpster areas for collection; monitors the property for maintenance or safety concerns; maintains landscaping and removes snow as needed. The role provides guidance and training to Maintenance Apprentices and Porters, responds courteously to emergencies, attends required training, and may support other communities as assigned. It has no supervisory responsibilities.

Requirements

At least one year of experience as a maintenance technician or other applicable experience.
High school diploma or GED.
Skills in areas such as carpentry, plumbing, electrical, HVAC, equipment repair, and painting.
EPA Section 608 Technician Certification, Type II or Universal, or ability to obtain it within 90 days of employment.
Proficiency using hand and power tools; must provide a basic tool set.
Ability to work in a fast-paced environment, stay organized, follow up, and manage multiple priorities.
Strong verbal and written communication skills and ability to interact in English with diverse associates, residents, and external agencies.
Ability to read English sufficiently to understand policies and procedures, safety notices, general business correspondence, and documentation.
Excellent interpersonal skills, a positive attitude, enthusiasm, and energy.
Strong customer-service orientation toward residents and attention to detail.
Basic computer keyboarding and navigation skills.
Possess and maintain timely, reliable transportation.
When on call, remain ready, available, and fit for work, and be able to report to the property within 30 minutes of receiving a call.

Responsibilities

Complete resident service requests promptly, accurately, and to a high standard.
Perform routine, preventive, scheduled, and emergency maintenance repairs and general upkeep of the community and equipment; maintain appropriate logs and records.
Communicate courteously and effectively with residents, associates, management, and guests, addressing concerns promptly and professionally.
Participate in apartment turnovers; repair, renovate, paint, and clean vacant apartments.
Keep community areas, grounds, and dumpster areas safe, tidy, and free of trash, debris, and animal waste; prepare dumpsters for trash pickup.
Monitor community areas and grounds for maintenance and safety concerns and advise management when attention is needed.
Maintain landscaping, including watering flowers, and perform snow removal as needed.
Provide guidance, direction, and training to Maintenance Apprentices and Porters.
Comply with company policies, procedures, and external regulatory requirements, and maintain an understanding of operational and human resources policies and procedures.
Respond to emergencies in a timely, appropriate, and courteous manner.
Attend required in-service training sessions.
Support other communities as assigned by management and perform other duties as assigned.
