About The Position

The Maintenance Technician is responsible for general maintenance and keeping the interior and exterior common areas of the property clean. The role includes custodial, groundskeeping, landscaping, make-ready, pool-care, repair, and work-order duties. The position is based on site, includes time outdoors and may involve confined spaces, heights, and potentially hazardous areas. A flexible schedule is required, with weekday, night, and weekend hours as needed. A $500 sign-on bonus is advertised.

Requirements

Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
Ability to push or pull items, reach overhead, and bend, stoop, or kneel as required.
Manual dexterity and ability to grasp tools.
Ability to see plants, weeds, and pests and read computer screens.
Ability to hear and understand verbal communications in person and over the phone or computer, and to detect sounds such as machinery noises or alarms.
Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be handled with assistance or lifting equipment.
Ability to operate maintenance tools and equipment, including power washers, trimmers, blowers, and floor scrubbers, and to operate a computer, keyboard, mouse, and other office equipment.
Ability to work a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as needed.
Successful completion of a background check, as required by applicable local, state, and federal requirements.

Responsibilities

Perform custodial duties and maintain property common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
Complete grounds work as directed, such as picking up trash, cleaning dumpster areas, trash rooms and chutes, clearing parking areas and sidewalks, removing debris, and power washing.
Clean breezeways by removing cobwebs and bugs from lights, mopping floors, power washing, and wiping down doors and handrails.
Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
Assist with make-ready unit preparation, including removing trash from vacant apartments.
Safely operate maintenance equipment, including power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
Assist with pool maintenance, including reading chemicals, making chemical adjustments, backwashing, and cleaning the pool.
Respond promptly to emergency on-call and after-hours maintenance assignments.
Complete work orders and maintenance tasks within 24–48 hours, update records in the computer system, address pending tasks, and set clear completion expectations.
Perform repairs to maintain the community’s appearance and structural integrity, promptly addressing damage.
Comply with company and regulatory policies, including OSHA regulations and safety and environmental laws.
Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
