About The Position

The Maintenance Technician is responsible for general maintenance and keeping the property's interior and exterior common areas clean. The role includes custodial duties, grounds work, landscaping, assisting with make-ready apartment preparation and pool maintenance, responding to emergency and after-hours assignments, completing work orders, and helping maintain the community’s appearance and structural integrity. The position is based on site and involves outdoor work and exposure to the elements. A flexible schedule may include weekdays, nights, and weekends, including Saturdays and Sundays, as business needs require. A $500 sign-on bonus is advertised. The anticipated pay range is shown as $XX–$XX per hour, plus monthly bonuses and a competitive benefits package.

Requirements

At least 1 year of experience in maintenance or a related field is preferred.
General knowledge of skilled trades, including construction or installation, repair and maintenance, drywall, basic carpentry, and make-ready work.
Ability to work efficiently and meet deadlines.
Good organizational skills and attention to detail.
Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
Ability to push or pull items, reach overhead, and bend, stoop, or kneel as required.
Manual dexterity and ability to grasp tools.
Ability to see plants, weeds, and pests and read computer screens.
Ability to hear and understand verbal communications in person and over the phone or computer, and to detect sounds such as machinery noises or alarms.
Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with assistance or lifting equipment.
Ability to operate maintenance tools and a computer, keyboard, mouse, and other office equipment.
Ability to work a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as needed.
A high school diploma or GED is preferred.
A valid driver’s license is preferred; candidates without a license may be provided a liability waiver, as applicable.

Responsibilities

Perform regular custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
Complete grounds work as directed, such as picking up trash, cleaning dumpster areas, trash rooms and chutes, blowing parking areas and sidewalks, removing debris, and power washing.
Clean breezeways by removing cobwebs and bugs from lights, mopping floors, power washing, and wiping down doors and handrails.
Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
Assist with preparing make-ready units, including removing trash from vacant apartments before make-ready work.
Safely operate power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
Assist with pool maintenance, including reading chemicals, making chemical adjustments, backwashing, and cleaning the pool.
Respond promptly to emergency on-call and after-hours maintenance assignments.
Complete work orders and maintenance tasks within 24–48 hours and update records in the computer system.
Address pending tasks and set clear expectations for completion.
Perform repairs to maintain the community’s appearance and structural integrity, promptly addressing damage.
Comply with company and regulatory policies, including OSHA regulations and safety and environmental laws.
Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
