About The Position

This position performs technical and mechanical work to ensure that the buildings, grounds, amenities, and common areas of the property meet company standards for cleanliness, appearance, safety, and functionality. The technician handles resident service requests and preventive maintenance, prepares vacant apartments for leasing and move-in, manages maintenance supplies and documentation, and helps maintain property grounds and shared spaces. The role also supports cost control, safety compliance, property inspections, and quality checks of contractor work.

Requirements

All certifications required by applicable state and local jurisdictions.
A valid driver’s license to operate a golf cart on the property, where applicable.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Ability to work a flexible schedule, including taking call during evenings, weekends, and holidays.
Travel may be required to assist other properties, attend training classes or business meetings, or support other job responsibilities.

Nice To Haves

EPA Type I and II or Universal certification for refrigerant recycling (applies to Certified Service Technicians).

Responsibilities

Complete work orders arising from resident service requests and perform preventive maintenance by diagnosing problems and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-in by completing pre-move-out inspections, creating maintenance punch lists, coordinating vendors and contractors as needed, obtaining supplies, completing maintenance tasks, and inspecting finished work.
Track and manage materials, supplies, equipment, tools, and other maintenance items; return unused items and notify the maintenance supervisor of reordering needs.
Complete service-request documentation and other paperwork accurately and promptly.
Maintain grounds, common areas, and amenities by removing trash and debris, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Support cost-control programs by repairing parts rather than replacing them when possible, minimizing waste, and using tools and equipment correctly.
Participate in routine safety meetings and required safety training, comply with safety and risk-management policies, and promptly and accurately report accidents and incidents.
Periodically inspect work performed by contractors, vendors, and other service providers to verify it meets quality, scope, and specification requirements.
Assist with routine and periodic property inspections, identify safety and repair concerns, and communicate the property’s physical needs to management.
