About The Position

Tribute Properties is hiring a hands-on Maintenance Supervisor to lead on-site maintenance operations at Whisper Creek Apartments, a stabilized, 294-unit garden-style community in Rock Hill, South Carolina. The supervisor oversees property maintenance, leads and develops the maintenance team, performs repairs and troubleshooting, and helps ensure residents enjoy a safe, comfortable living environment. The role includes maintaining building systems and amenities, inspecting units and vacancies, and ensuring high-quality, timely work.

Requirements

At least 3 years of experience in maintenance or property management.
Strong troubleshooting skills in plumbing, electrical, HVAC, and general maintenance.
Ability to lead and develop a team.
Knowledge of and ability to use basic hand and power tools.
Ability to lift heavy objects and climb ladders.
HVAC/EPA Certification.
Ability to pass a criminal background check and drug screening.
Highly organized, proactive, and solution-oriented approach, with a commitment to resident satisfaction and team excellence.

Responsibilities

Manage daily property maintenance operations, including repairs, installations, and routine inspections, with a focus on quality and timely completion.
Lead, train, and motivate the maintenance team to uphold company standards, respond promptly to requests, and support a positive resident experience.
Diagnose and repair HVAC, electrical, plumbing, pool, carpentry, drywall, and appliance issues.
Inspect new units coming online and assess vacant units for make-ready needs; ensure quality turns for incoming residents.
Develop and implement a preventative maintenance program for equipment, building systems, and amenities, ensuring optimal operation and compliance with safety standards.
Promote a safe and enjoyable environment for residents and team members.
