About The Position

The Maintenance Supervisor performs routine and extensive preventative maintenance and repair procedures throughout the community. This role involves a variety of skilled duties in one or more of the building trades, such as painting, make-readies, carpentry, and minor electrical work, or other recognized crafts of maintaining and repairing the community. All business must be conducted in accordance with Company policies and procedures, state and federal laws, including OSHA, ADA, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.

Requirements

  • Strong knowledge of manual and electrical hand tools.
  • Strong knowledge in user-moved aids such as wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, and double ladders.
  • Strong knowledge for proper use of cleaning chemicals for cleaning and personal protective equipment.
  • The ability to quickly find viable solutions to problems as they arise.
  • Strong sense of urgency, adaptability, flexibility, and resourcefulness.
  • Proficient with industry property management software. Entrata preferred.
  • Ability to read, follow instructions and management directive, and understand visual aids.
  • High school diploma or equivalent preferred.
  • Five plus years experience in related building maintenance.
  • Must be able to lift and stack objects up to 50 pounds, occasionally and frequently exert 10 to 20 pounds of force to lift, carry, push and pull or otherwise move objects.
  • Frequent to constant periods of standing and walking, which may include climbing ladders and staircases.
  • Must be able to reach above shoulders.
  • Must be able to stoop, kneel, crouch, twist/turn and reach; bending at the waist.
  • Must be able to grasp, grip and turn all handle tools and equipment.
  • This position requires the ability to write including inventory maintenance, requisition requests, required maintenance reports.
  • This position requires the ability to rotate in an “on call” status.
  • Must be able to perceive the nature of sound, utilize near and far vision, depth perception, provide oral information, and possess the manual dexterity to handle and work with various materials and objects which are essential aspects of this position.

Nice To Haves

  • CPO certification preferred.
  • EPA certification preferred.

Responsibilities

  • Perform routine, repetitive daily inspection of property exterior and interior to maintain Company brand standards.
  • Escalate and communicate inspection findings, resident inquiries, and other concerns as necessary to management.
  • Utilize property management software to check for work orders in a timely and continual manner.
  • Complete documentation in a timely and detailed manner following a completed work order request.
  • Diagnose and perform minor and routine maintenance/repair involving electrical and plumbing (including water lines), A/C and heating systems, appliances, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, gas fixtures and appliances, sprinkler systems, shutters, doors, cabinets, windows, sliding glass doors, water features (spas, pools, fountains), boiler (gas and electric), door locks, P.O. boxes and locks, security systems, ceiling leaks, and pool areas (tile, jacuzzi, pool furniture).
  • Complete all make-ready turns in a timely manner according to Company policies and procedures.
  • Notify the Facilities Manager in a timely manner of all supply order needs.
  • Complete all assigned repairs and projects efficiently in accordance with Company policy and procedures, and code requirements.
  • Maintain accurate records of preventative maintenance performed and any follow-up actions required.
  • Assist with preventative cosmetic and mechanical maintenance as needed.
  • Perform weekly safety checks throughout the facility to ensure a safe and clean environment for all patrons to eliminate hazards.
  • Assist in creating key sets for team members, residents, and vendors as requested by management.
  • Interact with residents, guests, and employees in a warm and welcoming manner.
  • Maintain resiliency in dealing with residents and guests in all types of business conditions.
  • Work effectively and courteously with fellow employees.
  • Execute daily cleaning of all floors, windows, walls, stairs, and elevators.
  • Complete Company required continuing education and training courses.
  • Uphold the Company standards of professional appearance.
  • Maintain resident confidentiality in adherence to all federal and local laws.
  • Use proper safety gear for tasks as needed.
  • Maintain cleanly and organized work cart and facilities department.
  • Flexibility in scheduling which may include nights and weekends.
