About The Position

Bryan Properties is hiring a Maintenance Supervisor in Lebanon, Missouri. Working under the direction of the property manager, the Maintenance Supervisor helps maintain a safe, clean, and smoothly operating residential community while providing service to residents. The role involves responding to maintenance requests, carrying out repairs and preventive maintenance, preparing apartments for residents, maintaining grounds and common areas, and coordinating with vendors and contractors. The workday includes a variety of indoor and outdoor tasks, with priorities reviewed in a daily meeting with the property manager. The schedule is Monday through Friday, 8:00 AM to 5:00 PM, with on-call duty required. Pay is $22–$25 per hour.

Requirements

High school diploma or GED.
At least two years of maintenance experience.
Valid driver's license and an insurable driving record.
Ability to lift more than 50 pounds.
Ability to work indoors and outdoors in varying weather conditions.
Positive attitude, strong work ethic, and excellent customer service skills.

Responsibilities

Respond promptly to resident maintenance requests, with a goal of responding within four hours.
Perform HVAC, plumbing, drywall, painting, carpentry, appliance, minor electrical, and general maintenance repairs.
Assist with preventive maintenance to keep buildings and equipment operating efficiently.
Prepare apartments for new residents, including move-in and move-out maintenance.
Maintain the property's grounds, including lawn care, landscaping, weed control, trimming, and trash pickup.
Keep breezeways, sidewalks, parking lots, and common areas clean and inviting.
Work with the property manager to prioritize projects and complete larger repairs.
Coordinate with vendors and contractors when needed and ensure their work meets company standards.
Follow OSHA, EPA, and company safety procedures.
Review priorities and work orders with the property manager at the start of each day.
