Maintenance Supervisor - Avana South Staion
About The Position
The Maintenance Supervisor oversees and performs technical and mechanical work to ensure the interior and exterior buildings, grounds, amenities, and common areas of the community meet company standards for cleanliness, appearance, safety, and functionality. The role is at Avana at South Station, a community with 210 studio, one-bedroom, and two-bedroom homes and amenities including a swimming pool, fitness center, and dog park. The position supervises up to five employees, coordinates outside vendors and warranty follow-up, helps develop repair, maintenance, and capital expense budgets, and delegates and completes resident work orders. Hot water heater repair and maintenance knowledge is highly desired, and carpentry knowledge is required.
Requirements
- Vast maintenance management experience in multifamily housing.
- Basic carpentry knowledge.
- Knowledge of hot water heater repair and maintenance is highly desired.
- Knowledge and skill in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Proficiency in Microsoft Office Suite.
- A high level of professionalism in manner and dress.
Nice To Haves
- Knowledge of hot water heater repair and maintenance.
- Experience with property management software such as Yardi or One Site.
Responsibilities
- Oversee and perform technical and mechanical maintenance work on buildings, grounds, amenities, and common areas.
- Ensure the property meets company standards for cleanliness, appearance, safety, and functionality.
- Manage outside vendors and follow up on warranties by email and phone.
- Develop standards for the property's cleanliness and overall appearance.
- Supervise up to five employees.
- Assist with developing budgets for regular repair and maintenance and capital expenses.
- Delegate and complete resident work orders in a timely manner.
- Provide excellent customer service as part of a team.
