About The Position

The Maintenance Supervisor oversees and performs technical and mechanical work to ensure that the community’s buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. The role handles resident service requests and routine maintenance, prepares vacant apartments for leasing, establishes and monitors appearance standards, manages supplies and preventive maintenance, and supports budgeting and expense control. The position also promotes safety compliance and provides responsive, respectful customer service to residents and team members.

Requirements

High school diploma, GED, or related experience and training.
Experience in property management maintenance, other building maintenance, or a related trade.
Provide personal hand tools unless prohibited by state law.
Knowledge and skill in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
Ability to apply logical thinking to define and correct problems.
Customer service and interpersonal communication skills to interact effectively with residents, clients, team members, and other business contacts, respond courteously, and remain calm when resolving problems.
Ability to read, write, and communicate effectively, represent company management in a support capacity, serve as a first point of contact for internal team members and external visitors, and answer questions about department operating policies.
Proficiency with internet, word processing, spreadsheet, and database management programs.
Mathematical skills to add, subtract, multiply, and divide numbers, decimals, and fractions for financial, administrative, and legal documents.
EPA Type I and II or Universal certification if the position requires work on sealed HVAC systems, including testing system pressures or handling refrigerants.
Certifications required by applicable state and local jurisdictions.
Valid driver’s license to operate a golf cart on the property, if applicable.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Ability to work a flexible schedule, including evening, weekend, and holiday on-call coverage.

Responsibilities

Complete work orders generated by resident service requests and perform routine community maintenance by diagnosing problems and making repairs according to policies, procedures, safety standards, and code requirements.
Oversee and complete the apartment make-ready process, including pre-move-out inspections, punch lists, vendor scheduling, supply procurement, maintenance work, and inspection of completed work.
Develop and maintain standards for the cleanliness and appearance of grounds, amenities, exteriors, market-ready apartment interiors, breezeways, curbs, signage, offices, garbage areas, parking lots, and other common areas.
Periodically inspect work performed by service team members and develop corrective action plans as needed.
Inspect contractor, vendor, and service-provider work to confirm it meets quality standards, scope, and specifications.
Maintain adequate inventories of spare parts and maintenance materials and coordinate with the Community Manager to order supplies and tools within budget guidelines.
Complete monthly preventive maintenance procedures described in the Policy and Procedure Manual.
Assist the Community Manager in developing budgets for routine repairs, maintenance, and capital projects.
Support cost-control programs by repairing parts when practical, minimizing waste, and using tools and equipment properly.
Conduct scheduled Greystar safety meetings, maintain accessible and current MSDS sheets, and stay current on OSHA and other safety requirements to support community compliance.
Provide respectful customer service, answer questions, respond sensitively to maintenance complaints, and complete assigned work orders efficiently and urgently.
Take call during evenings, weekends, and holidays as part of a flexible work schedule.
