About The Position

The Maintenance Manager is a part-time, 30-hour-per-week, onsite role at a 96-unit apartment community. Working with the Community Manager and Assistant Manager, this position helps increase the property's net operating income by maintaining its interior and exterior safely, efficiently, and within approved budgets. The Maintenance Manager also supports resident retention by completing repairs promptly and ensuring resident satisfaction. The role oversees property maintenance and grounds, maintenance staff, budgets, purchasing, work orders, safety, and preventative maintenance. It includes troubleshooting and repairing building systems, responding to after-hours emergencies, mentoring and training team members, and maintaining accurate records. The position requires a flexible schedule that may include weekdays, nights, and weekends as business needs require.

Requirements

Able to walk, stand, climb stairs or ladders, and access various areas of the property.
Able to push or pull items, reach overhead, and bend, stoop, or kneel as required.
Able to use hand and finger dexterity to grasp tools.
Able to see to perform inspections, read blueprints and schematics, and read computer screens.
Able to hear and understand verbal communications in person and by phone or computer, and detect sounds that may indicate issues such as machinery noises or alarms.
Able to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with team members or lifting equipment.
Able to operate maintenance tools, including power tools, ladders, and lifts, as well as a computer, keyboard, mouse, and other office equipment.
Able to work onsite, spend time outside exposed to the elements, and potentially work in confined spaces, at heights, and in hazardous areas.
Able to work a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as business needs require.
Employment is contingent on successful completion of a background check as required by local, state, and federal law.

Responsibilities

Supervise and ensure the proper maintenance of the property and grounds, safely directing maintenance staff and developing a skilled team.
Maintain the property's operating budget and obtain competitive bids for supplies and services.
Process purchase orders and invoices to control costs.
Review and prioritize work orders to support timely completion and resident satisfaction.
Manage the work order process and maintain records in computer software.
Oversee the maintenance, cleanliness, and safety of the community, including compliance with fire and safety codes and construction project oversight.
Promptly report employee injuries.
Troubleshoot and repair HVAC, electrical, plumbing, and other systems.
Liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure satisfaction.
Maintain accurate records and provide cost-saving initiatives for review.
Implement preventative maintenance plans and be on call for after-hours emergencies.
Ensure compliance with OSHA regulations and safety laws, conduct regular property inspections, and maintain a safe, drug- and alcohol-free workplace.
Mentor and train maintenance team members.
