About The Position

The Leasing Professional coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident-retention goals. The role handles leasing activities for prospective residents, supports resident satisfaction throughout the lease term, and secures lease renewals. The position performs sales and leasing activities, supports move-ins, maintains the presentation of apartments and community spaces, tracks leasing information in property management software, and responds to resident and client/owner concerns. It may require travel to other properties or business events and a flexible schedule that includes being on call during evenings, weekends, and holidays.

Requirements

Have all licenses and/or certifications required by applicable state and local jurisdictions.
Hold a valid driver’s license to operate a golf cart on the property.
Be able to work a flexible schedule, including taking call during evenings, weekends, and holidays.
Be able to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Be able to work indoors and outdoors in all weather conditions.
Be able to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.

Responsibilities

Perform sales and leasing activities to meet revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications and screening checks, preparing lease and move-in documents, and supporting move-in and lease signing.
Inspect apartments before move-in, confirm they are ready, and coordinate outstanding work with the maintenance team.
Monitor market and competitor conditions; develop and implement short- and long-term marketing plans and follow community policies for concessions, specials, and occupancy programs.
Create and carry out marketing activities to generate community traffic, including resident referral and employer outreach programs, internet marketing, and community-specific initiatives.
Use on-site property management software to track apartment availability, record leasing activity, manage resident and prospect data, and capture demographic and related information.
Maintain community and show-unit presentation by inspecting marketing and tour areas, communicating maintenance needs, merchandising show units and amenities, and preparing the leasing office for daily activities.
Follow up with prospects and new residents through email, notes, cards, calls, or other contacts to support leasing and renewal decisions and satisfaction.
Support the lease renewal program by preparing renewal packages, contacting residents in advance of move-out dates, and ensuring renewal documents are signed and implemented on time.
Respond promptly and courteously to resident and client/owner questions and concerns, resolve problems, and document or direct requests to the appropriate people.
Travel as needed to assist other properties, attend training, business meetings, or fulfill position responsibilities.
