About The Position

This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role performs activities related to leasing to new residents, supporting resident satisfaction throughout the lease term, and securing lease renewals. The position is for the lease-up community Tacara Weiss Ranch and includes sales and leasing, marketing, prospect follow-up, resident service, and coordination with the maintenance team.

Requirements

Hold all licenses and certifications required by applicable state and local jurisdictions.
Have a valid driver’s license to operate a golf cart on the property.
Be able to work a flexible schedule, including taking call during evenings, weekends, and holidays.
Be able to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Be able to work indoors and outdoors in all weather conditions.
Be able to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.

Responsibilities

Perform sales and leasing activities to meet revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, showing apartments, processing applications, completing credit screening and criminal background checks, preparing lease and move-in materials, and facilitating move-ins and lease signings.
Inspect apartments before resident move-in, confirm they are move-in ready, and coordinate outstanding items with maintenance.
Monitor market and competitor conditions; develop and implement short- and long-term marketing plans; and follow established policies for concessions, specials, and occupancy programs.
Create and execute marketing activities to drive community traffic, including resident referral and employer outreach programs, internet marketing, and community-specific campaigns.
Use on-site property management software such as OneSite or Yardi to track availability and leasing activity and maintain resident and prospect data.
Maintain show-quality standards by inspecting the marketing corridor and tour route, communicating upkeep needs to maintenance, preparing show units and amenities, and setting up the leasing office for daily activities.
Follow up with prospects and new residents by email, notes, cards, phone, or other contact to support leasing and renewal decisions and satisfaction.
Support the lease renewal program by preparing renewal letters and packages, contacting residents ahead of move-out dates, and ensuring renewal documents are signed and implemented on time.
Respond courteously and promptly to resident and client or owner concerns, resolve problems, and document or route requests to the appropriate people.
Travel as needed to assist other properties, attend training, business meetings, or other activities related to the position.
