About The Position

The Leasing Consultant coordinates activities related to apartment rentals, move-ins, move-outs, and lease renewals. The role interacts directly with prospective and current residents to achieve maximum occupancy, support resident retention, and promote client satisfaction. It also contributes to a quality living experience through responsive service, accurate leasing and resident records, property inspections, and coordination with maintenance and management.

Requirements

• High school diploma required.
• Excellent customer service and interpersonal skills, including the ability to relate to others.
• Basic knowledge of Microsoft Office Suite, including Outlook, Word, PowerPoint, and Excel.
• Ability to communicate effectively and sensitively with all levels of management.
• Sensitivity when handling confidential matters.
• Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
• Ability to relay technical concerns with adequate detail, quickly and accurately.
• Ability to read, write, comprehend, and converse in English.
• Ability to use general office equipment, including a telephone, fax machine, printer, copier, and key track system.
• Strong organizational and time-management skills.
• Ability to cope with and defuse situations involving angry or difficult people.
• Valid driver's license, clean driving record, and current auto insurance required.
• Must comply with all safety requirements.
• Must complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.

Nice To Haves

• At least one year of previous sales experience is preferred.
• One year of previous residential leasing experience is preferred.
• Prior experience with Yardi Voyager or an equivalent system is preferred.

Responsibilities

• Provide excellent customer service to prospective and current residents, listening to their needs and treating them with empathy and respect.
• Generate and handle leasing traffic, qualify prospective residents, lease apartments, prepare lease documentation, and complete move-in paperwork and processes.
• Keep model apartments in touring condition and orient prospective and current residents to the property.
• Process renewal paperwork and deliver documentation to current residents monthly.
• Maintain detailed traffic records in the computer and follow up with prospective residents by phone, mail, or email.
• Convert phone inquiries into scheduled property-tour appointments.
• Inspect apartments before move-ins and coordinate move-in and move-out needs and schedules with the maintenance team.
• Create and maintain confidential resident files, including reviewing move-in paperwork with new residents.
• Complete weekly leasing reports accurately and on time, and complete daily opening and closing procedures.
• Support resident relations throughout tenancy by ensuring requests are handled promptly and accurately.
• Shop competitive properties.
• Inspect buildings and grounds for safety and cleanliness and alert maintenance to needed repairs.
• Help process resident work-order requests and ensure work is completed promptly.
• Provide clerical support to management as needed, including answering calls, filing, and processing property invoices.
• May assist with planning and implementing resident activities to support resident retention.
• Comply with company policies, health and safety rules, and applicable local, state, and federal laws.
• Perform other duties as assigned.
