Lease Up Coordinator

Conifer Realty LLC•City of Albany, NY
•$21 - $24•Onsite

About The Position

The Outbound Lease Up Coordinator manages the front end of the lease-up funnel for North Gate Landing, converting a lottery list of more than 6,000 names into qualified appointments. The role carries out a structured, high-volume outbound cadence of calls, texts, and emails and is measured by daily contact volume, response time, and appointments set—not by lease closings. Intake and Compliance handle lease closings downstream. The position is described as temporary and remote in the heading, but the description states that the role is on site at the Albany County property and works under the supervision of the onsite Community Manager. The engagement is eight weeks at 40 hours per week, paid at $21.00–$24.00 per hour as a W-2 temporary position with no benefits.

Requirements

  • High school diploma or equivalent.
  • At least 1 year of outbound calling, scheduling, sales development, or customer service experience.
  • Demonstrated comfort with high-volume phone and text outreach, including 50 or more calls per day.
  • Strong written communication and professional phone presence.
  • Reliable broadband internet with a minimum speed of 50 Mbps, a quiet work environment, and a USB headset.
  • Comfort with CRM software, scheduling tools, and standard productivity software.
  • Ability to work scheduled evening shifts on a rotation to extend response coverage.

Nice To Haves

  • Prior leasing, apartment marketing, or call-center experience.
  • Familiarity with affordable housing, LIHTC, Section 8, or HCR-administered programs.
  • Experience with lead-management platforms such as Yardi RentCafé, Knock, Entrata, or comparable systems.

Responsibilities

  • Execute 45–60 meaningful outbound touches per day, including calls, texts, emails, and CRM notes, for an assigned segment of the lottery list.
  • Sustain 10–15 live conversations per day and set 1–2 qualified appointments per day for the Intake Specialist.
  • Respond to inbound leads within 15 minutes during business hours, in accordance with the response-time SLA.
  • Run an 8–12 touch nurture cadence over 21 days for each assigned name and document every touch in the CRM with disposition codes.
  • Use approved scripts, Fair Housing-compliant language, and lottery and eligibility pre-screening questions on every call.
  • Schedule appointments in the Intake Specialist’s calendar and attach lead notes, including household size, income range, language preference, and urgency.
  • Confirm appointments 24 hours and 2 hours in advance to reduce no-shows.
  • Participate in the Community Manager’s daily 15-minute pipeline standup.
  • Escalate complex eligibility, accessibility, or compliance questions to the Community Manager rather than improvising on policy.
