About The Position
We are seeking an experienced and dependable Lead Maintenance Technician to oversee and manage maintenance operations at an apartment community. The role requires HVAC certification and broad maintenance skills, along with the ability to lead by example and mentor the maintenance team to help provide residents with a safe, comfortable, and well-maintained living environment. The Lead Maintenance Technician oversees daily operations, handles and delegates repairs, leads inspections and apartment turnovers, manages supplies and equipment, and supports staff development. The position also participates in and supervises an after-hours on-call rotation and ensures compliance with safety protocols, regulations, and company policies.
Requirements
- HVAC certification.
- Minimum 3–5 years of multifamily property maintenance experience; lead or supervisory experience preferred.
- Strong knowledge of electrical, plumbing, appliance repair, and carpentry.
- Proven leadership and team management skills.
- Excellent problem-solving abilities and attention to detail.
- Reliable, hardworking, and customer service-focused.
- Ability to prioritize, delegate, and manage multiple tasks effectively.

Responsibilities
- Oversee day-to-day maintenance operations and ensure work orders are completed promptly and professionally.
- Troubleshoot, repair, and maintain HVAC systems, and guide team members on best practices.
- Perform and delegate general repairs, including plumbing, electrical, appliance, and carpentry work, as well as preventative maintenance.
- Lead unit inspections and make-ready turnovers, and ensure curb appeal standards are met.
- Manage inventory, order supplies, and maintain tools and equipment in proper condition.
- Train, mentor, and support maintenance staff to promote skill development and efficiency.
- Participate in and supervise the on-call rotation for after-hours emergencies.
- Ensure compliance with safety protocols, regulations, and company policies.
