About The Position

The Lead Maintenance Technician performs general and specialized maintenance and repairs using proficient skills across various maintenance trades. The role also directs the daily activities of the on-site maintenance staff, ensuring priority work is completed in a timely and proficient manner. The position involves coordinating and performing maintenance and repairs for property turnovers and common areas, maintaining grounds and equipment, managing supplies and records, and supporting resident work-order requests. The technician follows a weekday schedule and participates in a routine on-call emergency response rotation.

Requirements

HVAC certification.
Valid driver's license.

Responsibilities

Develop and ensure compliance with deferred maintenance programs.
Conduct periodic routine maintenance inspections of buildings and apartments, including exterior and interior lighting, grounds, amenities, and common areas.
Order maintenance supplies with Community Manager approval and maintain adequate inventory for the property's needs.
Ensure resident work-order requests are completed within RP Management's 24–48-hour policy period.
Schedule, coordinate, and perform technical maintenance and repair operations for turnovers, including HVAC, carpentry, electrical, plumbing, and appliances.
Maintain grounds daily.
Maintain and work a routine on-call emergency response schedule.
Perform snow removal as required by RP Management policies and procedures.
Attend daily meetings with the Community Manager to set a priority work schedule.
Train and develop the on-site maintenance team as needed.
Maintain records such as material usage, time, production, and other reports required by RP Management policies and procedures.
Keep equipment, storage, and work areas clean and orderly.
Ensure compliance with RP Management's Accident and Illness Prevention Program.
Direct the daily activities of the on-site maintenance staff.
