About The Position

Mungo Homes is hiring a Land Acquisition Manager for its Savannah, Georgia market. The role sources, assesses, and negotiates land acquisition opportunities for residential development, including due diligence, concept land planning, and environmental, utility-system, and title analysis. The manager supports the acquisition process through contract finalization and closing, manages entitlement needs, and contributes to feasibility analysis, market research, and property evaluation.

Requirements

Bachelor’s degree from an accredited four-year college or university, or an equivalent combination of education and experience.
At least five years of related experience and/or training in land acquisitions or residential real estate.
Proficiency with Microsoft Office Suite, including Excel, Word, and Outlook.
Valid state driver’s license and a properly insured vehicle.
Ability to perform the essential duties satisfactorily; reasonable accommodations may be made for individuals with disabilities.

Responsibilities

Develop and cultivate relationships with landowners, brokers, developers, and professional organizations to improve positioning for land deals and maintain market awareness.
Source potential land acquisition opportunities through tax-map study and networking with attorneys, engineers, brokers, and others involved in residential land development.
Prepare land acquisition packages and participate in presentations for approval.
Negotiate prices and contracts with sellers and coordinate preparation of contracts and closing documents.
Prepare letters of intent for land acquisition opportunities.
Manage due diligence for acquisition opportunities, including initial master planning in coordination with internal design and land development teams.
Manage, coordinate, and meet entitlement needs for land acquisitions.
Assist with financial pro formas using assumptions about timing, pricing, product lineup, sales pace, municipal fees, and other acquisition and development costs to assess viability.
Assist with market analysis, value assessment, and narrative reports for properties being considered for purchase.
Manage feasibility studies and preparation of land acquisition approval submissions.
Assist in evaluating and inspecting land under consideration for acquisition and recommend acquisition, disposition, or other actions consistent with company guidelines and requirements.
Maintain inventory reports, critical dates, contract summaries, and periodic market analyses.
Monitor market activity for pricing, value, and absorption.
Assist with property rezoning and community planning.
Perform other duties as assigned.
