About The Position

Independent Management Services is a full-service property management and marketing firm focused on revitalizing under-managed multifamily housing developments. The company manages more than 100 communities across 11 states, primarily in the affordable and workforce housing sectors, and also has experience in market-rate and commercial property management. The Janitor supports the cleanliness, upkeep, and security of a residential community and its office buildings. The position reports directly to the Site Manager and/or Maintenance Supervisor.

Requirements

• Ability to prioritize projects and complete tasks with minimal supervision.
• Demonstrated track record of reliable attendance and punctuality.
• Basic knowledge of commercial or small grounds equipment and supplies.
• Attention to detail and working knowledge of residential cleaning supplies and practices.
• Adherence to Federal Fair Housing Laws.

Responsibilities

• Participate in ongoing maintenance education and training.
• Conduct daily inspections of residential and office buildings.
• Vacuum, sweep, and mop floors.
• Clean and stock restrooms.
• Collect and dispose of trash inside the building and around the property.
• Perform minor repairs and grounds work, including weeding, planting, and watering flowers.
• Clean apartments to prepare them for occupancy.
• Ensure the building is locked and secure after office hours.
