About The Position

The Groundskeeper ensures the community’s physical aspects are maintained and that standards for grounds, amenities, and curb appeal are met. The role also provides support to service team members. Duties include maintaining clean common areas, assisting with apartment turnovers and routine service requests, supporting property safety, and responding respectfully to residents’ questions and concerns. The position requires a valid driver’s license to operate a golf cart on the property, the ability to work indoors and outdoors in all weather conditions, and a flexible schedule that includes on-call availability during evenings, weekends, and holidays. Rare or regular travel to other properties, training, or business meetings may be required.

Requirements

Valid driver’s license to operate a golf cart on the property.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work inside and outside in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance.
Ability to work a flexible schedule, including taking on-call shifts during evenings, weekends, and holidays.
Ability to travel rarely or regularly to assist other properties, attend training, or attend business meetings as needed.

Responsibilities

Inspect the community throughout the day and remove litter, debris, and pet droppings, keeping common areas and amenities neat and free of litter.
Remove trash and remaining items from vacant apartments before the make-ready process, transfer them to a dumpster or storage area, and clean and maintain storage areas.
Complete assigned minor and routine service requests and assist the make-ready specialist with apartment turns.
Change locks according to property policy and ensure pool-area gates function according to codes and safety standards.
Distribute notices and communications to residents as necessary.
Inform appropriate supervisors about observed hazards or potentially dangerous situations.
Treat residents and others respectfully, answer resident questions, and respond sensitively to complaints about maintenance services.
Follow safety and risk-management policies, participate in routine safety meetings, complete required OSHA and other safety-related training, and promptly and accurately report accidents and incidents.
