About The Position

Greyeagle Apartments is seeking a dependable, hardworking, service-oriented Groundskeeper/Porter to help maintain a clean, attractive, and welcoming community for residents and guests. The role supports the maintenance team and is responsible for the appearance, cleanliness, and curb appeal of grounds, amenities, common areas, parking lots, breezeways, and building exteriors. Duties also include landscaping, pool-area upkeep, pressure washing, exterior lighting checks, and assisting with apartment make-ready work and general maintenance tasks. The position requires working on site as scheduled and may involve overtime, flexible schedules, evenings, weekends, holidays, or emergency response work as needed. Assignments, location, schedule, and hours may change based on business and operational needs.

Requirements

• Basic math, reading, and writing skills.
• Ability to operate landscaping equipment, power tools, and other grounds maintenance equipment safely.
• Strong attention to detail and commitment to maintaining high community standards.
• Excellent customer service and interpersonal communication skills.
• Ability to work independently and contribute positively to a team environment.
• Strong organizational skills and ability to prioritize tasks and manage time effectively.
• Ability to identify and troubleshoot basic equipment or maintenance issues.
• Ability to work outdoors in various weather conditions and perform physically demanding tasks.
• Ability to work overtime and flexible schedules, including evenings, weekends, and holidays, as needed.
• Valid driver's license, current automobile insurance, and reliable transportation.

Nice To Haves

• Previous groundskeeping, landscaping, maintenance, janitorial, or related experience.
• High school diploma or GED.

Responsibilities

• Maintain the cleanliness and appearance of community grounds, amenities, common areas, parking lots, breezeways, and building exteriors.
• Perform groundskeeping and landscaping tasks, including mowing, edging, trimming, planting, watering, and debris removal.
• Operate landscaping equipment, power tools, and vehicles safely and effectively.
• Assist with pool-area maintenance, including cleaning, trash removal, furniture arrangement, and seasonal preparation.
• Pressure wash and clean walkways, buildings, and other community areas as needed.
• Inspect exterior lighting and replace bulbs as needed.
• Assist with apartment make-ready activities, including trash removal, basic repairs, inspections, and vacant-unit preparation.
• Support maintenance team members with general maintenance tasks and community projects as assigned.
• Identify and report safety concerns, maintenance issues, and property damage to the Maintenance Supervisor and Community Manager.
• Follow OSHA standards, company safety policies, and operational procedures.
• Help promote a positive, safe, and welcoming community environment.
• Perform other duties as assigned.
