About The Position

LV Collective is seeking a dependable, hardworking Grounds Technician to help maintain the Rainey Street District in Austin, Texas. This hands-on role helps keep the neighborhood clean, welcoming, and well-maintained for residents, businesses, and visitors. The technician maintains sidewalks, storefront entrances, alleyways, loading areas, and shared outdoor spaces; addresses day-to-day cleaning and upkeep needs; and supports smooth operations by communicating with businesses, vendors, and delivery personnel. The role calls for initiative, attention to detail, a positive attitude, sound judgment, and the ability to work independently and as part of a team. No prior experience is required; training is available for the right person.

Requirements

Ability to perform physically demanding tasks, work outdoors in varying weather conditions, and lift up to 50 pounds with assistance.
Ability to safely operate cleaning equipment, including pressure washers, or willingness to learn.
Availability to work early mornings, weekends, or adjusted schedules as needed.
Ability to work late or on weekends may be required.

Nice To Haves

Previous experience in groundskeeping, janitorial services, property maintenance, or a similar hands-on role.
Familiarity with operating pressure washers or other commercial cleaning equipment.
Experience in a busy urban, mixed-use, hospitality, or commercial property environment.
Experience communicating with vendors, contractors, or delivery personnel.

Responsibilities

Maintain clean, welcoming sidewalks, storefront entrances, walkways, and shared outdoor spaces throughout the Rainey Street District.
Regularly walk assigned areas to remove litter, debris, and trash.
Keep alleyways, loading docks, and service areas clean, organized, and accessible.
Pressure wash sidewalks, walkways, alleyways, loading areas, and other exterior surfaces as needed.
Remove graffiti, stickers, unauthorized signage, and other visual nuisances using approved cleaning methods.
Monitor trash collection areas and dumpsters, addressing overflowing waste, spills, and debris.
Assist with exterior upkeep, including light landscaping cleanup and leaf removal.
Monitor loading and delivery activity and communicate proactively with drivers and vendors to keep access points clear.
Build positive working relationships with neighboring businesses, vendors, and service providers; address concerns professionally and communicate updates to the Paseo Building Engineer.
Identify and report maintenance issues, damaged surfaces, lighting concerns, safety hazards, and other areas needing attention.
Respond to additional cleaning and maintenance needs during high-traffic periods, special events, and after inclement weather.
Identify opportunities to improve the district's appearance, cleanliness, and overall experience.
Maintain cleaning supplies, tools, and equipment; keep them organized, properly stored, and in safe working condition.
Safely operate pressure washers and other cleaning equipment in accordance with proper procedures.
Participate in safety meetings and follow applicable OSHA guidelines and workplace safety procedures.
Stay aware of surroundings and proactively address or report potential safety concerns.
Assist with other duties and special projects as assigned.
