About The Position

LV Collective, an Austin-based real estate development company, is hiring a dependable, hands-on Grounds Technician to maintain the Rainey Street District in Austin, Texas. The role helps create a clean, welcoming, and well-maintained environment for residents, businesses, and visitors by caring for sidewalks, storefront entrances, alleyways, loading areas, and other shared outdoor spaces. The technician removes litter and debris, pressure washes exterior surfaces, removes graffiti and unauthorized signage, monitors trash areas, and assists with light landscaping cleanup and general curb appeal. The role also involves coordinating with drivers, vendors, neighboring businesses, and service providers; reporting maintenance issues and safety hazards; responding to needs during busy periods, special events, and after inclement weather; and maintaining cleaning equipment and supplies. The position requires outdoor, physically demanding work in varying weather conditions. No prior experience is required; training is available for the right candidate.

Requirements

Nice To Haves

Previous experience in groundskeeping, janitorial services, property maintenance, or a similar hands-on role.
Familiarity with operating pressure washers or other commercial cleaning equipment.
Experience working in a busy urban, mixed-use, hospitality, or commercial property environment.
Experience communicating with vendors, contractors, or delivery personnel.

Responsibilities

Maintain sidewalks, storefront entrances, walkways, and shared outdoor spaces throughout the Rainey Street District.
Regularly walk assigned areas to remove litter, debris, and trash.
Keep alleyways, loading docks, and service areas clean, organized, and accessible.
Pressure wash sidewalks, walkways, alleyways, loading areas, and other exterior surfaces as needed.
Remove graffiti, stickers, unauthorized signage, and other visual nuisances using approved cleaning methods.
Monitor trash collection areas and dumpsters, addressing overflowing waste, spills, and debris.
Assist with exterior upkeep, including light landscaping cleanup, leaf removal, and maintaining curb appeal.
Monitor loading and delivery activity and communicate with drivers and vendors to keep access points clear and operations running smoothly.
Build positive working relationships with neighboring businesses, vendors, and service providers; address concerns professionally and communicate updates to the Paseo Building Engineer.
Identify and report maintenance issues, damaged surfaces, lighting concerns, safety hazards, and other areas needing attention.
Respond to additional cleaning and maintenance needs during high-traffic periods, special events, and after inclement weather.
Identify opportunities to improve the district's appearance, cleanliness, and overall experience.
Maintain cleaning supplies, tools, and equipment in an organized, properly stored, and safe working condition.
Safely operate pressure washers and other cleaning equipment while following proper procedures.
Participate in safety meetings and follow applicable OSHA guidelines and workplace safety procedures.
Remain aware of surroundings and proactively address or report potential safety concerns.
Assist with other duties and special projects as assigned.
