Director, Real Estate - Hybrid
About The Position
Mattress Warehouse is seeking a highly motivated and experienced Real Estate Director to lead real estate strategy and execution as the company expands across the United States. The role focuses on identifying growth opportunities, evaluating and negotiating retail locations, optimizing the existing store portfolio, and supporting decisions about new store development, relocations, lease renewals, and store closures. The ideal candidate has commercial retail real estate experience, strong negotiation skills, and the ability to manage multiple transactions and priorities in a fast-paced, growing organization. The Director will work with internal and external stakeholders and provide leadership and oversight to real estate team members. The position is hybrid and may require travel to support market visits, site evaluations, and business priorities.
Requirements
- At least five years of experience in lease negotiation and renewal.
- Strong negotiation, financial analysis, and portfolio management capabilities.
- Ability to manage multiple real estate transactions, projects, and priorities simultaneously.
- Strong communication, presentation, and relationship management skills.
- Ability to collaborate effectively with internal stakeholders and external partners.
- Strategic mindset with strong attention to detail and follow-through.
- Ability to travel as needed for market visits, site evaluations, and business priorities.

- Experience in commercial retail real estate, preferably supporting a multi-location or national retail organization.
Responsibilities
- Lead real estate strategy and execution for new store development.
- Identify, evaluate, and negotiate new retail locations.
- Oversee lease renewals, relocations, and store closures.
- Optimize the existing retail portfolio to support business performance and long-term growth.
- Develop and maintain relationships with landlords, developers, and commercial real estate brokers.
- Support market analysis, demographic research, and site selection decisions.
- Coordinate with internal stakeholders throughout the real estate transaction process.
- Manage real estate reporting, analytics, and strategic planning.
- Provide leadership, direction, and oversight to real estate team members.
- Partner with executive and cross-functional teams to align real estate initiatives with company goals.
