About The Position

The Director of Marketing will be a strategic business partner to the Regional Leadership Teams by analyzing the assigned individual markets and communities to determine optimal Target Consumer Groups and opportunities. This position will be responsible for ensuring that the division's goals are reflected in product and pricing. This position will work closely with Land, Sales, and Marketing to develop acquisition analysis, feasibility studies, and product mix to strengthen the company's market position and achieve desired business goals. This role is a senior leader in this organization who cultivates a culture of continuous improvement and actively drives process optimization and skill enhancement within the team and the organization.

Requirements

  • Bachelor's Degree in marketing, real estate, or general business, or equivalent work experience. Required
  • Minimum 5+ years homebuilding industry with strategic marketing concentration. Required
  • Proficient in Microsoft Word, Excel, PowerPoint, etc.
  • Ability to manipulate and be proficient with PCs, and Windows applications
  • DL NUMBER - Driver's License, Valid and in State Required

Responsibilities

  • Supports assigned divisions with information and insights, advising on market vision, goals, and impact targets.
  • Conducts market analysis, segmentation, and targeting activities, positioning, campaign management for chosen markets, and option analysis to make recommendations that would support customer engagement and income-generating positions.
  • Monitors current market trends in assigned markets and updates leadership on competitive, economic, and demographic conditions.
  • Maintains a constant line of communication with leadership on current market status(es).
  • Consistently communicates with the Senior Leadership Team on multiple initiatives
  • Oversee Documentation Steps Process for Feasibility studies, Pre-Evaluation Packets, and other strategic marketing initiatives.
  • Works with land departments to develop Target Consumer Groups and conduct new-acquisition demand analyses for potential land sites.
  • Surveys markets for potential niche products and underserved opportunities for new product line development.
  • Works closely with all divisions and product development teams to identify new product needs, new community product needs, floorplans, and products to retire – keeping in mind new coast-to-coast product trends, efficiency in building, value to the customer, and revenue.
  • Works with market research agencies and other cross-functional resources to select product, price points, standard features, and interior design styles, and to build awareness.
  • Adhered to written Standard Operating Procedures for all aspects of this position. Develop and adhere to departmental operating guidelines and the company’s employee manual.

  • Participates in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.

  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
