About The Position

The Director of Maintenance is responsible for maintaining the physical plant and grounds of the school district in excellent operating condition, ensuring the facilities are safe and secure for all users. This role involves supervising custodial and maintenance staff, managing repair and maintenance requests, overseeing grounds-keeping, and ensuring compliance with safety regulations and district policies.

Requirements

  • High school diploma or G.E.D.
  • 5 years experience preferred in construction or building maintenance.
  • Practical experience in maintenance.
  • Supervisory experience desired.
  • Excellent communication skills.
  • Ability to direct and coordinate.
  • Team oriented.
  • Ability to read and interpret documents such as safety rules, training manuals and instructions.
  • Ability to follow a work schedule, but be flexible to changing daily requirements.
  • Ability to do basic mathematic calculations and apply concepts such as fractions, percentages, ratios and proportions to practical situations.
  • Ability to interpret a variety of instructions; whether furnished in written, oral, diagram or schedule form.
  • Regularly walking, hearing and speaking.
  • Ability to communicate in noisy environments such as construction sites.
  • Close, moderate and distance vision ability.
  • Must be able to lift, turn, bend, twist and carry a minimum of 60 lbs repeatedly.
  • Ability to work overhead as well as on a ladder.
  • Continuous use of hand strength to grasp and use tools and climb ladders or other equipment.
  • Frequently have to lift or move up to 90 lbs.

Responsibilities

  • Supervise custodial staff and maintenance personnel and their projects.
  • Process repair and maintenance requests, determining whether jobs can be handled in-house or require outside contractors.
  • Advise the Superintendent on maintenance and repair matters.
  • Ensure the safe condition of flooring, door frames, doors, window glass & frames, toilet partitions, staircases, stair treads, wall surfaces, ceilings, hardware, and similar structural elements.
  • Maintain maintenance/custodial supplies and equipment, and recommend purchases.
  • Conduct evaluations of maintenance/custodial staff.
  • Supervise grounds-keeping activities.
  • Conduct routine and periodic inspections of facilities and grounds.
  • Provide training to maintenance personnel.
  • Develop priority lists for building maintenance and prepare cost estimates.
  • Prepare written reports as requested.
  • Perform electrical projects and repairs, including wiring and conduit.
  • Conduct plumbing and HVAC repairs and preventative maintenance.
  • Schedule inspections for boilers, sprinklers, elevators, fire extinguishers, etc.
  • Perform minor roof repairs.
  • Maintain accurate inventory records of supplies, tools, and equipment.
  • Ensure timely completion of work orders.
  • Demonstrate the proper use and care of hand tools and equipment.
  • Work overtime as needed and accrue comp time.
  • Attend meetings as needed.
  • Demonstrate professionalism and appropriate judgment.
  • Adhere to good safety practices.
  • Adhere to all district rules, regulations, and policies.
  • Perform other duties as required or assigned.
