Director of Data Center Leasing & Business Development
About The Position
We are a private commercial real estate owner seeking an experienced data center or colocation professional to lead leasing and business development for a 700,000-square-foot campus in Nashua, New Hampshire. Previously occupied by Digital Equipment Corporation, the campus includes former laboratory and technical space historically supported by substantial electrical and cooling infrastructure, including Liebert equipment. We are seeking someone who can help evaluate the opportunity, identify suitable users, and secure tenants for portions of the property. This position offers the opportunity to work directly with ownership and help shape the campus’s next use.
Requirements
- Demonstrated experience in colocation sales, data center business development, technical real estate leasing, or a closely related field.
- A record of originating and closing customer contracts or leases.
- Established relationships with data center operators, enterprise technology buyers, consultants, or brokers.
- Working knowledge of power capacity, cooling, redundancy, connectivity, and the factors influencing data center site selection.
- Ability to assess the commercial potential of an existing facility and coordinate technical due diligence with qualified engineers.
- Strong prospecting, negotiation, and financial evaluation skills.
Nice To Haves
- Prior experience with an established colocation provider, data center operator, or specialist data center brokerage is strongly preferred.
- Candidates should demonstrate success securing tenants or customers and translating technical facility capabilities into leasing opportunities.
- Experience with existing-building conversions or data center expansion projects.
Responsibilities
- Develop and execute a leasing strategy targeting data center operators, colocation providers, enterprise IT users, managed service providers, and other businesses requiring power-intensive technical space.
- Determine which spaces can be marketed with existing infrastructure and which would require upgrades.
- Assess the property’s market potential with ownership, engineers, utility representatives, and telecommunications providers.
- Help verify available electrical capacity, cooling capabilities, fiber connectivity, backup power, and opportunities for expansion.
- Identify and pursue prospective tenants through direct outreach, industry relationships, technology advisers, and specialist brokers.
- Evaluate opportunities to lease space to an established data center operator or directly to enterprise users.
- Translate prospective tenants’ technical requirements into practical space, infrastructure, and improvement proposals.
- Develop marketing materials, prospect lists, pricing recommendations, and a leasing pipeline.
- Lead property tours, respond to proposals, and negotiate business terms with ownership and legal counsel.
- Evaluate proposed infrastructure investments against achievable lease revenue and tenant commitments.
