About The Position

The Cleaner/Custodian performs custodial services, light maintenance, apartment turnovers, and groundskeeping. The role also includes monitoring building safety and security, managing supplies, interacting with tenants, complying with health and safety requirements, and keeping accurate maintenance and purchasing records using property management software. Other duties may be assigned.

Requirements

At least 2 years of experience in custodial or building maintenance roles.
Knowledge of custodial practices and techniques.
Basic understanding of building systems and light maintenance tasks.
Strong attention to detail and ability to work independently.
Good communication skills for interacting with tenants and team members.
Must be at least 18 years old.
Ability to pass a background check.
Must have and maintain a valid driver’s license.
Must have and maintain a reliable vehicle for work-related travel and tasks.
Ability to work flexible hours, including evenings and weekends, as needed.
Must have a smartphone.

Familiarity with property management software.

Responsibilities

Sweep, mop, vacuum, and sanitize common areas, hallways, and restrooms.
Perform minor repairs and maintenance, such as changing light bulbs, replacing filters, and addressing minor plumbing issues.
Prepare vacant apartments for new tenants by cleaning, painting, and ensuring systems are operational and in good condition.
Maintain exterior grounds by picking up trash, clearing snow and ice, and keeping sidewalks and parking lots clean and safe.
Conduct regular building inspections and promptly address safety hazards or concerns.
Track cleaning supplies and equipment inventory and maintain adequate stock for daily operations.
Interact professionally with tenants to address maintenance requests and support their satisfaction with cleanliness and maintenance services.
Follow applicable health and safety regulations and company policies and procedures for building maintenance and custodial services.
Record maintenance activities, apartment turnovers, and supply purchases using property management software.
Perform other duties as assigned.
