About The Position

Sycamore Meadows Apartments is seeking a driven, detail-oriented Assistant Property Manager with strong leasing and operational experience to join its onsite team. The ideal candidate has experience with HUD or affordable housing programs and understands the importance of accurate documentation, deadlines, and detailed recordkeeping. The role supports compliance, resident services, leasing, financial and office operations, and may assume Property Manager responsibilities during the Property Manager’s absence.

Requirements

2–3 years of HUD Project-Based Section 8/PBRA compliance experience.
Strong working knowledge of HUD Handbook 4350.3.
Strong working knowledge of HUD income and asset calculations.
Knowledge of tenant selection and eligibility requirements.
Knowledge of EIV requirements and procedures.
Knowledge of the HUD Model Lease and required HUD forms.
Knowledge of Fair Housing and nondiscrimination requirements.
Knowledge of VAWA requirements.
Strong leasing and operational experience.
Attention to accurate documentation, deadlines, and detailed recordkeeping.

Responsibilities

Process annual, interim, and initial certifications and recertifications.
Collect and post rental income.
Prepare and deliver delinquency notices and three-day notices to vacate, and assist with eviction processes.
Communicate with residents regarding renewals, notices, and move-outs.
Participate in leasing activities and support occupancy goals.
Maintain accurate, organized resident files and documentation.
Assist with general office operations, including phone coverage and resident correspondence.
Prepare security deposit refunds and charges.
Post miscellaneous income and expenses, including NSF checks and vendor commissions.
Ensure lease files are current, complete, and compliant.
Assume Property Manager responsibilities in the Property Manager’s absence, as needed.
