About The Position

Sycamore Meadows Apartments is seeking a driven, detail-oriented Assistant Property Manager with strong leasing and operational experience to join its onsite team. The role focuses on HUD and affordable housing program compliance, accurate documentation, meeting deadlines, and detailed recordkeeping. The Assistant Property Manager supports leasing, resident communications, rent collection, office operations, and property management activities, and may assume the Property Manager’s responsibilities in their absence.

Requirements

2–3 years of HUD Project-Based Section 8/PBRA compliance experience.
Strong working knowledge of HUD Handbook 4350.3.
Strong working knowledge of HUD income and asset calculation.
Experience processing Annual, Interim, and Initial certifications/recertifications.
Knowledge of tenant selection and eligibility requirements.
Knowledge of EIV requirements and procedures.
Knowledge of the HUD Model Lease and required HUD forms.
Knowledge of Fair Housing and nondiscrimination requirements.
Knowledge of VAWA requirements.
Strong leasing and operational experience.
Detail-oriented, with an understanding of accurate documentation, deadlines, and detailed recordkeeping.

Responsibilities

Collect and post rental income.
Prepare and deliver delinquency notices and three-day notices to vacate, and assist with eviction processes.
Communicate with residents regarding renewals, notices, and move-outs.
Participate in leasing activities and support occupancy goals.
Maintain accurate and organized resident files and documentation.
Assist with general office operations, including phone coverage and resident correspondence.
Prepare security deposit refunds and charges.
Post miscellaneous income and expenses, including NSF checks and vendor commissions.
Ensure all lease files are current, complete, and compliant.
Assume Property Manager responsibilities in the Property Manager’s absence, as needed.
