About The Position

USA MULTIFAMILY MANAGEMENT, INC. is engaged in the management of residential multifamily communities, developing, building, owning, and managing properties throughout California and Nevada. They specialize in Tax Credit properties (LIHTC). This role is for a part-time Assistant Community Manager at a 148-unit Senior Community in Concord, CA, reporting to the Community Manager. It is a non-exempt position with a 3-day work schedule, totaling 20 hours per week, with a competitive salary of $23-$25 per hour depending on experience.

Requirements

  • A minimum of six (6) months of on-site property management experience at a Tax Credit; Section 42 property (LIHTC - Low Income Housing Tax Credit).
  • Computer skills in Microsoft Word, Excel and Outlook.
  • Strong skills in customer service and sales.
  • Must have a valid driver’s license from the state in which you reside.

Nice To Haves

  • Experience in YARDI Voyager is a plus.
  • High School Diploma or GED preferred, but not required.

Responsibilities

  • Work with the Community Manager to effectively manage the property and accomplish property objectives.
  • Assist the Community Manager in maintaining daily, weekly, and monthly reports, including accurate reporting of rents and deposits received.
  • Assume all responsibilities associated with accomplishing property objectives in the Community Manager’s absence.
  • Maintain compliance with all general and community-specific regulations, including LIHTC, Bond, MHP, RHCP, and/or HOME program requirements.
  • Ensure paperwork is completed accurately and processed as directed.
  • Ensure initial applications are completed within two weeks of application date and complete resident recertifications on time.
  • Maximize rental income.
  • Support the review of the aged receivables report and collection of outstanding balances.
  • Assist with the review of community financials and expenses.
  • Post resident rent payments and subsidy/housing rent payments where applicable.
  • Develop and maintain positive, professional relationships with internal and external stakeholders.
  • Handle resident complaints, concerns, and special requests as directed by the Community Manager.
  • Monitor marketing efforts and develop new strategies.
  • Respond to incoming leasing inquiries (waitlist, telephone, email, walk-in) and maintain a current database of all traffic-related activities.
  • Complete required monthly tasks.
  • Address and report any potential safety hazards to supervisors immediately upon discovery.
