About The Position

At Alto, we are actively contributing to the transformation of Canada's future with our high-speed train project connecting Quebec City and Toronto. With the support of the Government of Canada, this innovative project aims to improve the quality of life of our citizens, strengthen ties between communities and stimulate economic growth. The Advisor, Real Property Management is a versatile, hands-on member of the team whose role is focused on the management of Alto's acquired property portfolio and oversight of its property management partner, as well as supporting concurrently the Senior Advisor in other department matters such as procurement and finance, coordination and reporting in support of the function's objectives. Working closely with the property management partner and internal teams (Acquisition, Finance, Legal, Construction, Engineering), the Advisor ensures acquired properties are managed to Alto's standards, in line with the Property Management Policy, while taking on a broad and evolving mandate that mirrors the wider responsibilities of the Real Property team. This is an excellent opportunity for a capable generalist to grow alongside the function. supports the Senior Advisor across the breadth of the Real Property function during a period of rapid growth.

Requirements

  • Minimum 5 years of professional experience in property management, real estate administration, contract or vendor management, infrastructure delivery, public administration, or a related field.
  • University or college degree in property management, real estate, business administration, public administration, or related discipline.
  • Demonstrated ability to act as a connecting point across functions and organizations, coordinating between internal teams and external partners.
  • Experience overseeing or coordinating third-party service providers or contractors, including monitoring performance and managing deliverables.
  • Familiarity with property management activities and 3rd Party facility management services, as well as property tax / PILT administration.
  • Familiarity with procurement and budget management processes, particularly in the public sector, is considered a strong asset.
  • Excellent knowledge of the MS Office suite, with strong Excel and PowerPoint skills; familiarity with MS Project and Power BI is an asset.
  • Strong organizational, coordination, and negotiation skills, with the ability to manage competing priorities in a fast-paced environment.
  • Comfort with a broad and evolving mandate, including responsibilities that may shift significantly as the function grows.
  • Exposure to public transit, railway, or large-scale infrastructure projects is an asset.
  • Strong written and verbal communication skills in both official languages (French and English).
  • Knowledge and familiarity with agricultural operations and properties is considered an asset.
  • Willingness to travel in Ontario and Quebec as required.

Responsibilities

  • Support the development and implementation of Real Property strategies, frameworks, processes, and tools.
  • Assist in the implementation of the Property Management Policy by supporting property classification, service-level logic, handoff processes, reporting requirements, and related procedures for newly acquired properties.
  • Act as a coordination point with Cadence on property management matters, ensuring Alto’s expectations, requirements, follow-ups, and escalation items are properly documented and communicated.
  • Support the tracking of administrative ownership matters, including property records, insurance information, property taxes, PILT, costs, and handover readiness.
  • Assist the Real Property team with procurement-related activities, including scope development, documentation, coordination with Procurement and Finance, supplier follow-ups, and contract administration support.
  • Support budget and financial tracking activities for the Real Property team, including funding requests, forecast updates, variance analysis, invoice tracking, and coordination of inputs for budget reviews.
  • Coordinate meetings, working groups, action trackers, and deliverables involving Alto teams, Cadence, external suppliers, and other stakeholders.
  • Contribute to the continuous improvement of Real Property processes, templates, governance tools, reporting practices, and coordination mechanisms as the function grows.
  • Provide support to other Real Property initiatives as priorities evolve, including land acquisition readiness, public entity coordination, stakeholder-related property matters, data requests, and preparation for future project phases.
