About The Position

Ziprent (a subsidiary of TurboTenant) is seeking an independent contractor (1099) Real Estate Photographer & Field Operations Specialist. This role is crucial for crafting the digital first impression of rental properties and ensuring each home is "rent-ready" through meticulous property walkthroughs and technical setups. The specialist will serve as a vital link in the company's growth, transforming empty spaces into high-performing listings. The position involves working independently to manage tasks such as 3D tours, high-fidelity photography, smart lockbox installations, and comprehensive condition reporting. The ideal candidate will appreciate the freedom of the road and possess a "tech-forward" approach.

Requirements

  • A strong real estate photography portfolio showcasing your ability to capture spaces effectively.
  • Professional gear including a high-quality wide-angle lens and a 360° camera compatible with Zillow.
  • Advanced photo editing skills to ensure every shot is polished and professional.
  • An updated mobile device capable of capturing clear, detailed images for on-site walkthrough reports.
  • Excellent written communication skills and a professional demeanor when representing the Ziprent/TurboTenant brand.
  • A valid driver’s license, a reliable vehicle, and a flexible schedule to handle multiple shoots per month.
  • Must live within 35 miles of the market area to be considered for this role.

  • Familiarity with FHA and housing compliance (smoke alarms, CO detectors, etc.).
  • Ability to leverage modern tools and smart processes to streamline documentation, reporting, and day-to-day tasks—maximizing productivity without sacrificing quality.

  • Use modern tools to streamline editing or reporting process for maximum efficiency.

Responsibilities

  • Deliver 15–25+ professionally edited, high-quality interior and exterior photos that make our listings pop.
  • Capture Zillow 3D tours and digital floor plans using a 360° camera to provide prospective tenants with a "true-to-life" experience.
  • Perform initial property walkthroughs and submit comprehensive condition reports to ensure our high standards are met.
  • Take the lead on key management, including the pick-up, installation, and battery maintenance of smart lockboxes.
  • Maintain a "Be Better" mindset by responding promptly to new assignments and ensuring a 24-hour turnaround on all reports and deliverables.
  • Serve our local community and surrounding region, with a willingness to travel a 35–50+ mile radius to support our expanding market.
