About The Position

Smartland is an AI-native property management company operating over 1,400 homes and apartments in Northeast Ohio. They are developing in-house tools and spinning off specialized companies for services like plumbing, cleaning, and pest control. Smartland is also focusing on 'power stations' where community belief is paramount. They are seeking a marketing leader who understands how to identify and channel existing sentiment, emphasizing strategic planning ('on the map') and precise execution ('in the strokes'). The ideal candidate has a proven track record of moving sentiment, can distill complex ideas into a single sentence, and relies on data and measurement to validate hypotheses. This role is not for channel specialists, growth hackers, or those who believe in viral marketing or disdain the audience. The company values persuasion over deception, ethical marketing practices, and creating work that sells.

Requirements

  • Demonstrated ability to move real sentiment at least once, at any scale, on purpose.
  • Ability to create a 'map' of audience beliefs, trusted sources, and prevailing sentiments before executing campaigns.
  • Skill in reducing complex strategies to a single, clear sentence.
  • A data-driven approach to marketing, with a focus on measurement and testing.
  • Willingness to discard ideas based on data, even if personally favored.
  • Understanding that effective marketing persuades and does not deceive.
  • Experience in ethical marketing practices, avoiding astroturfing, manufactured proof, and fear-mongering.

Nice To Haves

  • Experience in areas such as school levies, category launches, church capital campaigns, union votes, or brand turnarounds.
  • A philosophy that work which does not sell is not creative.

Responsibilities

  • Identify and channel existing desire and sentiment within target audiences.

  • Execute marketing campaigns with precision, focusing on impactful individual elements like subject lines, messengers, and responses.
  • Distill marketing strategies and messages into a single, repeatable sentence.
  • Measure marketing performance rigorously, treating opinions as hypotheses and results as the verdict.
  • Test marketing ideas and be willing to discard beloved concepts if data indicates they are not effective.
  • Persuade audiences ethically, avoiding deception, astroturfing, manufactured proof, or fear-mongering.
