Requirements

  • Minimum of 10 years of relevant experience in real estate development, business management or related activities in the development industry.
  • Expertise managing similar projects in size and scope as well as significant transaction experience.
  • Significant experience in execution of residential and commercial development projects in the New York City market.
  • Successful record of accomplishment of managing multi-disciplinary project teams in the areas of architecture/design; construction/engineering; zoning/real estate law; sales/marketing; management/operations and finance/accounting and budget management.
  • Experience with successfully training and managing a team of development professionals.
  • Experience developing/redeveloping projects with joint venture partners.
  • Experience with project financing.
  • Strong ability to review and understand architectural drawings.
  • Experienced in MS Office (Excel, Work Outlook).

  • Advanced degree in Real Estate Finance or Business Management preferred.

Responsibilities

  • Oversees all aspects of the development process.
  • Ensures that project milestones, budgets and quality standards are met.
  • Oversees the review and coordination of design documents.
  • Reviews and evaluates proformas, financial analysis, and project cost projections.
  • Prepares monthly reports for investors and management.
  • Reviews and ensures continued compliance of major project agreements.
  • Interacts directly with senior management in anticipating and solving problems to minimize crisis management on all development matters.
  • Responsible for overseeing development on Extell projects.
  • Works closely with the Executive Vice President, Senior Vice President and senior management to ensure that project(s) are completed within established budget, scheduled milestones and quality standards.
  • Commences projects by coordinating the project team, defining project scope and detailing project plan/budgets.
  • Delivers project plans, including budget and schedule estimates, and obtains necessary approvals from senior management.
  • Negotiates with and directs the work of architects, engineering consultants and construction contractors, other design and construction vendors, as well as the sales team.
  • Interfaces with other project stakeholders, such as the applicable hotel brand.
  • Takes responsibility for all aspects of the project and takes a hands-on approach to anticipating and solving problems or recurring issues in an ongoing effort to minimize crisis management.
  • Oversees contract administration for all development initiatives.
  • Acting as owner’s representative, maintains communication and interfaces with all relevant parties including public agencies, community groups, and senior management.
  • Prepares government agencies program applications.
  • Establishes and refines processes and schedules all aspects of overall project operations and procedures.
  • Assists in defining project objectives and priorities.
  • Develops, standardizes, and refines project contract documents, bid forms, closeout standards, and all other pertinent documentation.
  • Coordinates monthly budget and variance analysis updates and reviews financial performance with Senior Management.
  • Monitors all releases of funds to consultants, contractors and vendors.
  • Provides continuous assessment of vendor and consultant performance and value.
  • Obtains and/or verifies proper entitlements and building construction permits.
  • Establishes and maintains reporting standards for project staff.
  • Monitors contractor performance to ensure high quality work and materials as well as adherence to contract documents.
  • Tracks all project costs, approves consultant and contractor requests for payment and mitigates liabilities such as construction liens and insurance claims.
  • Performs all necessary project "closing-out" duties.
  • Participates in the process of sourcing new development/acquisition opportunities.
  • Provides strong leadership and management for the development teams.
  • Coordinates and manages efficient project progress among the various Extell departments—Design, Construction, Marketing, Accounting, etc.
  • Performs any additional duties assigned by manager.
