About The Position

This position plans, organizes, evaluates, reviews, and supervises maintenance activities within facilities and maintenance operations, including building maintenance and pertinent construction, electrical maintenance, HVAC maintenance and repair, and vehicle services. The goal is to promote a safe and comfortable environment for College faculty, staff, and students, and to coordinate assigned facility and vehicle maintenance activities with other College departments, divisions, programs, activities, and outside organizations.

Requirements

  • High School diploma or equivalent
  • A diploma and/or Associate of Arts degree from an accredited college or technical institute in building construction, engineering, architecture, mechanics or a related field; or a combination of training and work experience
  • Four years of general facility and/or vehicle maintenance experience with at least two years of supervisory experience.
  • Working knowledge of modern computer systems and office productivity tools.
  • Possession of, or ability to obtain, an appropriate, valid North Carolina driver’s license.

Responsibilities

  • Plan, prioritize, assign, establish schedules and methods, supervise and review the work of staff involved in facility maintenance including general building maintenance and construction, renovations, electrical installations and repairs, mechanical systems maintenance and repair, projects and programs; monitors work flow; reviews and evaluates work products, methods and procedures to achieve desired goals.
  • Plan, prioritize, assign, supervise and review the work of staff involved in vehicle maintenance and repair.
  • Assist with coordinating, administering and overseeing some new construction and major renovation projects with outside contractors as assigned.
  • Assist in the development and implementation of goals and objectives for the department; implement policies and procedures related to maintenance, facilities, and related activities of the College.
  • Assist with the implementation of new or modified programs that create /improve efficiencies and cost effectiveness.
  • Organize and ensure proper storage of MSDS sheets.
  • Evaluate operations and activities of assigned responsibilities; recommend improvements and modifications; prepare various reports on operations and activities.
  • Assist with development and administration of the maintenance budget as assigned; participates in planning needed funds for staffing, equipment, materials, and supplies; monitors expenditures and adheres to established budget.
  • Participates in the selection and motivation of assigned personnel; evaluates direct reports; provides or coordinates staff training; works with employees to correct deficiencies; implements discipline procedures.
  • Coordinates departmental activities with those of other departments, divisions, and outside organizations and agencies; provide staff assistance to the Director, other supervisors and administrators; develop, prepare and present recommendations and reports as requested.
  • Oversight for the quality, efficiency, timeliness and successful completion of work assigned in facilities and maintenance operations.
  • Manages the prompt response to all work orders, resolves complaints about work order priorities, and prepares relevant reports on productivity and effectiveness.
  • Ensures adequate daily staffing levels to meet the needs of the College, including management of leave requests and hourly timekeeping systems.
  • Monitors and reports on inventory control.
  • Proactively monitors CFCC maintenance needs and facilities to ensure pristine state of operation and cleanliness.
  • Ensures assigned staff participates in compliance training.
  • Ensures supply levels are appropriate to meet all College needs.
  • Assigns staff in preparing facilities for special events.
  • Evaluate cost effectiveness of maintenance program; prepare recommendations for improvement.
  • Provides staff support to committees as requested.
  • Investigates complaints and implements corrective actions as necessary to resolve complaints.
  • Troubleshoots and repairs electrical problems; repairs or replaces switches, outlets, ballasts, breakers, fuses and wiring; monitor and set clocks and time switches.
  • Performs minor plumbing repairs; operates power auger to clear drains; installs new pipes or drains as necessary.
  • Performs a variety of carpentry duties as assigned; constructs and/or repair or hang signs, walls, window frames and door hangings; paint furniture, walls and signs.
  • Form and build cement structures including walkways.
  • Performs striping and numbering of the parking lots.
  • General knowledge of turf management, horticulture and maintenance of landscaping.
  • Operates a variety of equipment including a fork lift, pressure washer, drill press, skill saw sander, router, pipe threading machine and other tools and equipment as required; performs preventive maintenance activities on tools and equipment.
  • Picks up and delivers supplies and materials.
  • Assists staff in preparing facilities for special events.
  • Performs other related duties, responsibilities and projects as assigned.
