About The Position

The Summer Community Assistant (CA) role is designed for individuals available during the summer months (Mid-May through August 23rd) to support the move-in/move-out process. This includes tasks such as conducting inspections, distributing key packets and literature, and collecting rental payments or missing paperwork as directed by management. The ideal candidate will be a positive, enthusiastic, and self-starting individual committed to ensuring residents have the best possible experience in apartment community living. The CA must represent the student housing property positively both on and off the job. While marketing and/or business classes may be helpful, they are not required.

Requirements

  • Available to work over the summer months (Mid-May through August 23rd).
  • Must be able to represent the student housing property in a positive light both when on and off the job.
  • Ability to travel from floor to floor and outside between buildings in varying outdoor weather conditions.
  • Regularly required to remain in a stationary position (sit or stand) for 85% of the time.
  • Regularly use hands to operate office machinery.
  • Regularly be required to communicate effectively with others.
  • Occasional lifting may be required.

Responsibilities

  • Greet prospective residents and provide information on floorplans, availability, amenities, and other details.
  • Obtain lead information and follow-up procedures.
  • Become familiar with the leasing process from application to lease signing.
  • Understand and comply with Fair Housing Laws and all company rules and regulations.
  • Offer input and suggestions regarding promotions.
  • Monitor and post on social media.
  • Assist in the distribution or delivery of marketing materials.
  • Assist with the execution of housing fairs and other promotional events.
  • Maintain accurate and in-depth knowledge of all aspects of the community, including rent and pricing information, vacancies, availability, lease expirations, and square footage.
  • Complete market surveys as requested by the Property Manager, monitor area trends, and stay current on the needs of prospective renters.
  • Seek and analyze competitor marketing and sales materials both online and offline.
  • Assist residents with service requests.
  • Enter service requests into the software and pass them to maintenance personnel.
  • Close work orders.
  • Plan and implement social activities/gatherings in common areas.
  • Monitor the curb appeal and community appearance, and assist with upkeep as needed.
  • Alert management or maintenance personnel of any known issues.
  • Conduct follow-up with residents to ensure overall customer satisfaction.
  • Maintain open and consistent communication with the Property Manager, Leasing Consultants, and the Maintenance team.
  • Assist with the move-in/move-out process, including inspections, distributing key packets and literature, and collecting rental payments or missing paperwork as directed by management.
  • Be available during non-business hours to respond to lockouts and other minor service issues.
