The Sr. Maintenance Supervisor is responsible for all maintenance aspects of the community’s operations and objectives. The role is accountable for operating the property budget with the primary objective of increasing Net Operating Income (NOI), maintaining the physical asset, providing residents with a quality living environment, and fostering positive, productive relationships with staff. This position is designated for assets with 500 or more units, or for multi-site management with a combined total of 500 or more units, and reports to the Community Manager or General Operations Manager. The supervisor formally oversees associates in a maintenance functional or operational area, directs maintenance work, and manages personnel throughout their employment lifecycle. The role includes preventive maintenance, repairs, resident work orders, property inspections, regulatory and safety compliance, budget participation, vendor coordination, recordkeeping, and support for property improvement projects. Although the position description initially says the role is not required to be on-call for after-hours emergencies, it later states that the supervisor should be available for after-hours emergencies and that on-call availability may be required. The work takes place in a fast-paced setting, both indoors and outdoors, and involves frequent customer interaction, changing priorities, and occasional travel between properties. The schedule requires availability five days each week, potentially including weekends. The position is full-time and regular. The annual pay range is $83,000–$117,000; new hires generally start between $83,000 and $102,000. The role may also participate in a discretionary annual bonus program.
