About The Position

The Senior Mechanical Quantity Surveyor is responsible for accurate measurement and quantity take‑offs of mechanical works, ensuring precise cost estimation, tender documentation, and contract administration. The role requires expertise in mechanical systems such as HVAC, piping, plumbing, and fire protection, with a strong focus on BOQ preparation, claims verification, and cost control throughout the project lifecycle.

Requirements

  • Use estimation software such as: Cost-X (mandatory)
  • Excel-based cost models
  • Ensure proper documentation and version control of estimates.
  • Strong knowledge of MEPF systems and services (internal & external) for Industrial projects.
  • High proficiency in cost estimation, rate analysis, and benchmarking
  • Strong analytical and commercial acumen
  • Excellent communication and teamwork skills
  • Ability to manage multiple deadlines in fast-paced environments
  • Bachelor’s degree in Mechanical / Electrical engineering or related field
  • Experience in full project lifecycle (estimation to closure)
  • Proficient in quantity take off using AutoCAD, CostX.

Nice To Haves

  • Charted membership of RICS (MRICS)/CCP(AACE) will be added advantage.
  • Experience across industrial, commercial, or infrastructure projects preferred
  • Commercial awareness and risk assessment
  • Familiarity with international standards and best practices
  • Knowledge of Standard measurement methods like NRM, CESMM, POMI, Uniformat, Master format will be added advantage.

Responsibilities

  • Perform detailed quantity take‑offs from mechanical drawings and specifications.
  • Measure quantities for: HVAC systems (ducting, chillers, AHUs, FCUs), Plumbing and drainage systems, Piping networks (water, steam, compressed air, gas), Fire protection systems (sprinklers, hydrants, extinguishers).
  • Verify site measurements and reconcile with design documents.
  • Maintain measurement sheets and records for audit and reporting.
  • Prepare cost estimates and Bills of Quantities (BoQs) for mechanical works.
  • Conduct rate analysis and cost build ups for materials, labour, and equipment.
  • Validate vendor/subcontractor quotations against measured quantities.
  • Develop tender documents and pricing schedules.
  • Support bid evaluations and comparisons based on measured quantities.
  • Assist in negotiations with contractors and suppliers.
  • Monitor project costs against measured quantities.
  • Verify contractor invoices and certify progress payments.
  • Assess variations/change orders with proper substantiation (time & cost impact).
  • Prepare and defend claims with accurate measurement records.
  • Identify, evaluate, and price variations/change orders.
  • Prepare and submit claims with proper substantiation (time & cost impact).
  • Assess contractor claims and provide recommendations for approval/rejection.
  • Support risk management activities by providing accurate measurement data.
  • Highlight potential cost optimization opportunities identified during quantity take‑off.
  • Liaise with engineers, project managers, and contractors for measurement clarifications.
  • Raise and respond to RFIs related to quantity and scope.
  • Prepare cost reports, dashboards, and financial summaries.
