About The Position

The Regional Vice President is a management position accountable for planning, implementing, and monitoring property operations, profitability, quality service, marketing, and resident relations while maintaining the owner’s investment. The role develops a high-quality team through recruitment, training, motivation, and coaching, and serves as the primary contact between ZRS and its owners. The Regional Vice President supervises Regional Managers and reports to the Vice President or Senior Vice President. The position also oversees a small portfolio directly and performs Regional Manager duties as needed to support successful property operations. The role works normal business hours, though long hours, evening meetings, and emergency response on weekends or holidays may be required. It is exempt from overtime and may require hours as needed to perform the role satisfactorily. Travel varies with portfolio conditions and needs and is expected to be 50% to 75%. A valid driver’s license, reliable vehicle, and proof of liability insurance are required.

Requirements

Strong computer skills, including intermediate knowledge of Microsoft Excel, Word, Adobe, and PowerPoint.

Experience should include areas such as budget preparation, lease-ups, pursuing new business opportunities, due diligence, takeovers, and reverse takeovers.

Responsibilities

Facilitate quarterly asset review meetings with each Regional Manager to discuss property performance and improvement recommendations.
Provide the Vice President and President with summaries of asset reviews and file them on the shared drive.
Review management agreements, owner requirements, monthly reporting and budget deadlines, and Accounting FAQs with Regional Managers.
Review annual budgets before they are released to clients or owners.
Inspect properties periodically and complete the Regional Manager site-visit checklist.
Ensure Regional Manager checklists are completed, shared with the Vice President, and uploaded to the shared drive quarterly.
Manage a small portfolio of properties directly and perform Regional Manager duties to ensure successful operations.
Mentor and develop Regional Managers and conduct their annual reviews.
Ensure on-site teams attend and stay current with marketing, operations, and other training; implement in-person training sessions in the region.
Host quarterly manager meetings.
Hire and train Regional Managers and Property Managers; make all on-site hiring decisions.
Manage and resolve employee conflicts positively and assist with counseling on-site staff.
Sign off on Property Manager annual evaluations.
Motivate employees through goal-setting and recognition.
Assist the Vice President with new business development as needed.
Back up the Vice President in communicating with clients about property performance.
Complete special projects as requested by the Vice President and President.
