About The Position

The Regional Manager is responsible for leading employees and managing the operations of a portfolio of properties in various phases of development, construction, and lease-up. This role focuses on maximizing operating efficiency and financial performance, ensuring communities achieve financial and operational targets, and maintaining competitive positioning through market studies and competitor analysis. The Regional Manager will also oversee on-site operations, budget implementation, compliance efforts, and lead the on-site personnel to achieve higher levels of performance.

Requirements

  • Eight + years of experience in property management with recent experience in a Regional Property Manager role.
  • Strong experience with market-rate communities.
  • Working knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, and other laws as they relate to property specific guidelines and occupancy standards.
  • Strong computer skills, especially in the Microsoft Office Suite.
  • Familiarity with RealPage software.

Responsibilities

  • Maximize the operating efficiency and financial performance of the portfolio by developing strategic plans for enhanced performance.
  • Effectively manage all communities to achieve financial and operational targets, ensuring maximum rents and identifying plans for revenue projects and increased revenue.
  • Perform regular market studies to confirm alignment with community rents and fees, proposing adjustments as needed.
  • Monitor communities' individual performance related to procedures and operational goals (occupancy, delinquency, renewals, expense management).
  • Work directly at a community regularly to ensure needs are met, including LSA standard for staff operations, resident engagement, and business protocols.
  • Participate in the due diligence process to identify operational challenges and opportunities for efficiency and alignment with investment strategies.
  • Conduct regular competitor analysis, track local rental rates, and assess submarket trends to keep properties competitively positioned.
  • Partner with Portfolio Marketing manager to identify and execute strategic plans on lease-up properties, monitoring lead generation, conversion rates, lease specials, traffic volume, and campaign effectiveness.
  • Put out to bid various needed community service contracts, negotiate as needed, and recommend contract services to Director of Operations for approval.
  • Coordinate and oversee on-site operations including budget implementation, compliance matters, vendor relationships, contractor workmanship, rent collections, accounts payable, etc.
  • Achieve the best financial success from the portfolio.
  • Assist in the development and execution of the region's annual operational budgets.
  • Prepare and review monthly operating statements for accuracy, budgets to actual variances, and bottom-line cash flow control.
  • Monitor portfolio collections and collection procedures, ensuring all collection activities are accomplished in a timely and consistent manner.
  • Work collaboratively with the asset management team to ensure positive performance to budget and prepare effective business cases for large variances.
  • Produce reports and monthly financials at the property and portfolio level accurately and timely, in alignment with LSA's operational protocol.
  • Oversee, train, and reinforce the month-end closing process by property.
  • Review and limit revenue loss by being diligent in operational metrics such as number of days vacant and delinquency reports.
  • Work collaboratively with the Director of Operations, asset management, and corporate staff to oversee large capital projects and communicate effectively between multiple departments.
  • Manage the properties' compliance efforts to ensure they follow LSA procedures, Fair Housing standards, agency, and state requirements.
  • Ensure the integrity of the application and file approval process.
  • Review the timing of re-certifications to confirm they are current.
  • Manage portfolio resident selection criteria, monitoring the process and adjusting as needed.
  • Respond to any potential housing violations and liability concerns regarding the property promptly, transparently, and effectively.
  • Oversee all assigned lease-up property efforts, including staffing, training, leasing events, marketing, partnerships, preferred employer programs, and lease specials.
  • Work collaboratively with the asset management team to ensure a successful and efficient process for newly acquired assets.
  • Direct and support the on-site personnel and performance of each community, coaching leaders and providing clear and concise feedback and direction, selection and staffing decision-making.
  • Work with and support all back office and corporate support functions (compliance, finance and accounting, asset management, capital projects, human resources).
  • Recognize opportunities for team development when there are performance-based and cultural concerns.
  • Assess and complete team's performance evaluations on an annual basis.
  • Challenge all team members to achieve higher levels of performance by establishing and communicating clear goals.
  • Respond to all team members' concerns, maintenance conditions, resident problems, breach of security, and/or emergency in a timely manner.
  • Conduct property safety audits to ensure all safety concerns are addressed and corrected when found.
  • Review all communities and operational standards for opportunities that align with the Organization's vision of Lifestyles within reach.
  • Ensure all health matters are identified and managed properly, efficiently, and with the appropriate sense of urgency.
  • Ensure the cameras/surveillance systems, parking lot lighting, elevators, and area of refuge systems are operating as designed.
  • Ensure positive interaction and communication with residents regarding operational concerns and community initiatives.
  • Remain diligent with resident communications, calling back, answering inquiries, and managing expectations.
  • Assist the team in creating and implementing systems that provide necessary services to residents, including immediate acknowledgment and prompt action to correct complaints.
  • Ensure regular, robust, and varied property social activities are planned to enhance resident satisfaction.
