The Regional Maintenance Supervisor plays a critical leadership role in supporting site-level maintenance teams across a portfolio of properties. Reporting to the Director of Maintenance, and closely partnering with Regional Property Managers, this role provides training, oversight, and strategic input related to safety, project execution, maintenance standards, vendor management, and capital improvement planning. This is a hands-on leadership role with a strong focus on maintenance operations, quality assurance, and communication. This role supports a multi-state portfolio spanning Western Washington (Seattle Metro Area), and Montana, including Bozeman and Billings. Regular local travel and out-of-state travel will be required.

Requirements

  • 3 or more years of experience in regional or multi-site property maintenance leadership required.
  • Extensive knowledge of HVAC, plumbing, electrical systems, appliances, pools/spas, and preventive maintenance programs.
  • Strong vendor and project management experience, including bid collection and contract oversight.
  • Comfortable working with capital budgets, O&M plans, and monthly/annual property inspections.
  • Strong experience with Maintenance Management systems and software is required, direct experience with HappyCo preferred.
  • Experience utilizing computer/smartphones for work applications and systems including proficiency in MS Office and Teams.
  • Ability to lead, coach, and evaluate maintenance staff across multiple communities.
  • Ability to handle a fast-paced environment with changing priorities, and able to quickly respond to emergencies that may occur across the portfolio.
  • Must hold and maintain a valid driver’s license and reliable transportation, with ability to travel regularly within the assigned portfolio.
  • High School Diploma or GED required.

Nice To Haves

  • EPA Type II or Universal certification preferred.
  • A CAMT or other industry related certifications are a plus.

Responsibilities

  • Provide regional support and guidance to on-site maintenance teams to ensure safety, efficiency, and quality standards are consistently met.
  • Evaluate quality of work, professionalism, and overall performance of site-level maintenance staff; share recommendations with Property and Regional Managers.
  • Ensure Maintenance teams are trained and proficient in using company Maintenance systems and software (primarily HappyCo) to track work orders, make-ready boards, resident communication, on-call schedules, inspections, and other necessary records.
  • Partner with Operations, Training, and HR to assist with hiring, onboarding, and training of maintenance personnel across multiple sites.
  • Identify and oversee capital projects and ensure they are completed on time, within budget, and to 11Residential standards.
  • Inspect each property quarterly for safety and monthly for curb appeal and general maintenance concerns.
  • Ensure all maintenance teams are trained in proper unit turns, preventive maintenance, and company expectations.
  • Work with the heads of Capital Projects and Operations to provide project updates and bid oversight.
  • Evaluate vendor performance regularly and ensure all contracted work aligns with quality and budget expectations.
  • Perform safety audits and enforce company and regulatory safety policies.
  • Audit property inspection data and complete walkthroughs with Regional Property Manager monthly.
  • Support operational efficiency by identifying cost-saving opportunities and holding vendors accountable.
  • Maintain regional safety programs and address any property-level liability concerns.
  • Review and evaluate maintenance shop organization, supply levels, and cleanliness quarterly.
  • Meet regularly with vendors (painters, carpet cleaners, janitorial, etc.) to review pricing and service quality.
