About The Position

The Guild of Three Sixty Real Estate Solutions, LLC is seeking a Real Estate Fixologist Wizard, also known as a Facilities Sorcerer, Real Estate Enchanter, or Dwelling Conjurer. Three Sixty is a full-service guild dedicated to residential, retail, and commercial properties, acting as zealous guardians of residents and communities. The chosen Wizard will be responsible for maintaining properties, executing repairs, overseeing remodeling, and attending to resident needs with grace and good cheer.

Requirements

Excellent communication, analytical, and problem-solving enchantments.
Experience in the schools of construction, maintenance, and/or property management.
Ability to venture solo and meet self-initiated quest deadlines.
Sound judgment — decisions must benefit residents, property owners, and fellow guild members.
Skill in managing critical alliances with customers, service providers, and the fellowship.
High school rune certificate or equivalent arcane credential.
Lift up to 75lbs.
Bend & perform manual labor.
Ascend ladders periodically.
Adherence to all safety wards.
Valid steed license (Driver’s license) & proof of insurance.

Responsibilities

Maintain the curbside enchantment of all properties.
Execute repairs both great and small.
Oversee remodeling incantations.
Tend to the needs of current and prospective residents with grace and good cheer.
Perform Plumbing Sorcery: Banish leaks, unclog drains, and contain waterborne emergencies. Know when to summon a licensed Plumber Mage.
Perform Electrical Divination: Diagnose circuit hexes, GFI anomalies, and current disturbances. Respect limits and escalate to licensed electricians.
Perform HVAC Elementalism: Ritual filter changes, test and cleanse air units, address thermostat curses. Coordinate with HVAC conjurers for complex enchantments.
Perform Appliance Alchemy: Diagnose and restore enchanted household devices (refrigerators, ranges, dishwashers, disposal golems). Discern repair from replacement.
Perform Carpentry & Drywall Craft: Adjust doors and windows, repair cabinetry, patch and finish drywall to a paintable standard. Shape wood and plaster.
Perform Painting Rituals: Execute unit-turn paint incantations with proper preparation, masking, and finish quality. Match existing color enchantments.
Perform Flooring Runes: Repair vinyl plank, tile, and carpet; address subfloor anomalies and transitions.
Lead Remodeling Quests: Small building transformation projects like window, door, deck, and patio door replacements.
Perform Groundskeeping Druidism: Mowing, trimming, weed banishment, fertilizer casting, and stewardship of landscaping.
Perform Winter Ward Magic: Vanquish snow and ice from entryways and paths. Apply salt wards. Report slip-and-fall curses promptly.
Perform Dwelling Restoration: Upon resident departure, restore the chamber to pristine condition (painting, cleaning, preparing for next inhabitant).
Answer the guild's after-hours distress beacon for emergency summoning.
